Job Responsibilities:

1. Daily Operations

• Perform routine daily inspections around the building and surrounding areas to check for building defects, safety issues and non-compliance of building regulation and house rules.
• Plan and schedule preventive maintenance and identify and propose necessary repair, maintenance and improvement works.
• Supervise and inspect works of the service providers that provides maintenance or repair services.
• Update maintenance records in Yardi Elevate (FM) system, stock inventory, and request of quotations for minor works.
• Attend to tenants’ requests, feedback and closing the loop with them.
• Monitor tenancy fit-out and building improvement works and carry out daily inspection of tenant’s premises during fitting out works.
• Generates work orders for the service providers to carry out the work.

• Response/operate the fire alarm system in Fire Command Centre (FCC).
• To oversee and supervise the security officers in the manning and controls of the drop-off point.

2. Housekeeping/ Cleaning

• Lead and conduct regular joint inspection with cleaning service provider and oversee the work activities of housekeeping personnel.
• Report cleaning deficiency and track its closure.
• Conduct frequent daily check on all critical and common areas of the building and liaise closely with the cleaning service provider.

3. Security System

• In charge of daily operations in the FCC and monitor daily attendance of security officers.
• Ensure that security officers carry out duties according to Standard Operating Procedures (SOP).
• Monitor CCTV and card access system and report any incidents or fault immediately.
• Attend and manage any emergency situations on site like fire alarms and bomb threats etc.
• Organise and assist fire safety manager in fire drills and safety inspections.
• Conducts periodic checks for security and safety related equipment such as fire alarms, extinguishers and CCTV etc.
• Ability to assist tenants on access cards programming and any problem encountered by the tenants.

4. Carpark Operations

• Conduct daily check of carpark system and monitor manual raising of carpark barrier.
• Ensure that the carpark system is functioning well.
• Updates the season carpark holder on the monthly basis.

5. Landscaping and Pest Control

• Daily inspection of landscaped areas and supervise the landscaping service provider in carrying out pest control measure.
• To carry out the pest control inspection personally on the need basis.
• Conduct daily inspection of all drainage systems, toilets and pantry area.

Key Responsibilities:

• Identifying and pursuing new business opportunities aligned to Pico’s broad service capabilities in events, exhibitions, retail, experiential marketing, content, and technology.
• Lead pitches and proposal development. Includes working with the relevant team and producers to pull together the required Specialist Services to develop the proposal.
• Competent in leading client’s strategies and to identify client’s needs and to create strategies to meet those needs.
• Grow the business both locally and regionally through a strategic account management approach and look to continuously improve the planning and execution of activities planned by our clients.
• Key responsibility is to establish and maintain relationships with identified clients, both new and existing. Hosting of regular POV meetings with the client to share insights and extend the value creation will be expected of you.
• Forge relationships with new clients and strengthen those with existing clients through the implementation of communication plans, thus creating strong visibility to the strategic support that is provided.

Requirements:

• Diploma in Business Administration, Marketing, or related field.
• Ability to effectively engage with professionals from client side, as well as understand, navigates, and manages complex, hierarchical corporate clients.
• Exposure on different types of projects such as events, multi-media, online, interactive, direct marketing and social media, etc.
• Ability to effectively manage project teams assembled from different business units within a large corporate agency.

Responsibilities

1. Work closely with Sales & Marketing team to develop programmatic outreach and establish good relationships with customers to build a long-term customer base for the Group’s residential and commercial projects.
2. Monitoring market trends and provide updates to management.
3. To conduct survey, market research and provide inputs on customers requirements and preference for new projects.
4. Develop new marketing and sales channels.
5. Assisting with customers’ enquiries, feedback, via phone, email, walk-in enquiries, making cold calls with regards to the Sale/Lease of a unit.
6. Build networking channels with customers.

Requirements

1. Possess a minimum GCE ‘O’ Levels qualification or equivalent.
2. Experience in product sales with good customer base.
3. Able to work independently with strong interpersonal skills and as a team player.
4. A great communicator who is able to work with a diverse of customer and various stakeholders.
