Job Description & Requirements

Reporting to Asset Management Department, you shall maintain an efficient day to day operation of administrative duties on all matters relating to the Asset Management division.

Job Description:

• Responsible for maximising total return for the portfolio of properties assigned, including working with the property management & leasing department to improve occupancy, revenue (rental and other income) and reduce costs.
• Tenant & lease management of assigned portfolio of properties.
• Responsible for the timely preparation of management reports and board papers.
• Coordinate the bi-annual valuation execrises.
• To liaise with and/or engage relevant authorities ie. JTC for onboarding of new tenants.
• Assist senior management in evaluating and resolving operational issues.
• Support senior management in matters such as ideal structuring, due diligence, feasibility studies during acquisition/deposition of assets.
• All other duties assigned by the senior management.

Requirements:

• Bachelor's Degree in Real Estate or relevant working experience
• Knowledge in Data Analytics or related disciplines
• Proficient in Microsoft Excel, Yardi systems
• 1 year of relevant experience in real estate asset management and investment is a plus. Candidates without working experience will be considered
• Possess strong communication and interpersonal skills

Job Description:

• Coordinate with dormitory operator on the day-to-day operation including but not limited to the maintenance, cleanliness and security
• Ensure well-being of migrant workers
• Complete the necessary administrative for workers checking in and out of dormitory
• Manage the repatriation of workers – bringing them to airport and for immigration clearance
• Ferry workers on essential errands or for medical appointments at the hospital
• Brief house rules and regulations for newly registered workers
• Assist to manage all dormitory related agreements
• Execute emergency plans for situations and liaise with local authorities as required

Job Requirements:

• Diploma in Business Management or related discipline with minimum 3 years of supervisory/team lead experience
• Prior experience in dormitory or hostel management would be at an advantage
• Understand the process for repatriation for workers
• Proficient in Microsoft Office applications
• Class 3 or 4 driving license is required
• Open to working on weekends or after office hours when required
• Comfortable to be in close working relation with migrant workers

Overview: -

• Basic UP $1750 - $2500 (Depending Relevant Experience) + $250 (Fixed Allowance)
• Tuas (West)
• 5 days work week, Mon-Fri.
• Shift 1: 8:15am – 5:30pm; Shift 2: 10:45am – 8pm (Shift 1 rotation on every third week basis)
• $6 for every shift 2 performed

Your Responsibilities: -

• Verify the accuracy of all documents and invoice details prior to settlement, including cross-checking our delivery orders with the customer's goods receiving notes.
• Identify reasons for any unresolved shipments, particularly regarding cash and load discrepancies, and reconcile with drivers, sales personnel, and other departments to ensure prompt resolution.
• Complete settlement for all shipments daily.
• Ensure timely submission of invoices for billing purposes to the accounts receivable department.
