Property Executive (5.5 days)

Work Dynamics - Integrated Facilities Management

The Property Executive will be required to manage and monitor the repair and replacement work including managing the defects rectification throughout the Defects Liability Period (DLP).

• The role will be required to liaise with building owner, FMC and tenants across sites for the areas of responsibility, and act as the liaison with the contractors.
• A key part of the role will be to engage with tenants to ensure their needs are addressed during the work period especially where inconvenience is caused to their day to day operations.
• This role ensure highest standard in focus around safety, code-compliant, functional facilities/properties service delivery.
• The role is to attend all meetings and inspections and also responsible for providing periodic updates and status projections.

• Mix plastering materials (such as cement, lime, or gypsum) according to specified proportions.
  Apply plaster to surfaces such as walls, ceilings, and exterior facades using hand tools or plastering machines.
  Ensure smooth, even application of plaster and fix any imperfections.
  Work on both interior and exterior surfaces, depending on the job requirements.
  
• Prepare surfaces for plastering by cleaning and treating them (e.g., removing dust, dirt, and debris).
  Apply bonding agents or primers to improve adhesion and prevent cracking.
• Check plaster thickness, texture, and finish quality to ensure they align with the project’s requirements and building codes.
• Report any issues or irregularities to supervisors or project managers.
  

• Prepare surfaces for tiling by cleaning, leveling, and smoothing them. This may include removing old tiles, patching cracks, and applying waterproofing membranes where necessary.
  Assess and measure the surface area to determine the number of tiles required, cutting patterns, and layout.
  
• Tile Installation:Apply adhesives, such as cement, mortar, or tile glue, evenly on surfaces using trowels or spreaders.
  Set tiles precisely, ensuring even spacing between tiles, using spacers for consistency.
  Cut tiles to fit around edges, corners, and other obstacles (e.g., outlets or fixtures), using tile cutters or wet saws.
  
• Tile Cutting and Shaping:Accurately measure and cut tiles to fit specific layouts, including cutting intricate shapes or designs.
  Use specialized tools such as tile cutters, diamond saws, or wet saws to cut tiles to the correct size.
  
• Grouting and Finishing:After tiles are set, apply grout between the tiles to fill the gaps and provide a finished look. Ensure grout is applied smoothly and evenly, and remove excess grout promptly.
  Clean the tiles and grout lines once the installation is complete to ensure a professional finish.
  

Responsibilities:

• Manage the design and coordination of a team of M&E coordinators, Engineers, and BIM modellers.
• Working together and liaise with consultants on matters relating to all M&E works.
• Participating in technical meetings and site meetings.
• Assess and resolve technical or site issues related to M&E drawings and M&E work with consultants and subcontractors
• On-site supervision of work progress
• Maintain schedules and coordinating the work of subcontractors.
• Assist in finalizing accounts of MYE Sub-contractors.

Requirements:

• Degree or Diploma in Engineering or Construction related degree
• At least eight (8) years of relevant experience as M&E Manager in large scale projects is an advantage
• Highly motivated, independent, initiative and responsible.
• Great communication and interpersonal skills

About the Role:

• To monitor the maintenance plans/schedules for soft FM services for cleaning, waste management and façade cleaning.
• To monitor the performance of services vendors, subcontractors etc for delivery of soft FM services and adjust maintenance plans when necessary
• To prepare and submit timely inspection reports of FF&Es of OCBC Arena, particularly for Event Spaces, and propose inventory of spares.
• To conduct monthly Sports Equipment checks with Venue Operation.
• To conduct daily venue inspections and coordinate reactive cleaning or repair work with cleaning or technical team.
• To carry out annual SFPM and coordinate with Hard FM colleagues on any Building & Fabric related issues/works.
• To prepare all administrative matters for the handing over and taking over of event spaces (Hall 1 to Hall 6) at OCBC Arena.
• To prepare all Event related administration – Variable cost, event billing etc
• To provide, supervise Facility Attendants (FA) on sitewide barricades deployment, set up and teardown for event or/and maintenance work as well as FOP changeover between training.
• To supervise FAs on routine preventive and corrective maintenance on sitewide barricades.
• To keep track of all service reports by maintaining a hard copy filing system as well as digitalising to keep the soft copy on Share point
• To administrate all finance related matters such as Purchase Request, Service Order
• To monitor TAM case(s) are attended and completed promptly within the contractual timing.
• Execute, supervise and manage venue Ad hoc project works ensuring quality and safety at work and completion in timely manner.
• To prepare and submit incident report within 12 hours from incident.

About You:

• Diploma in facility management/building services/engineering related disciplines recognised by BCA with minimum 2 years of relevant working experience.
• Possess good communication skills.
• Event planning experience is desirable.
• Good safety, health and environment awareness.
• You may be expected to work over weekend and public holiday.
