Summary of Job Responsibilities

Acting as MBS’s representative within the contractual terms applicable, this role is to direct, co-ordinate and supervise assigned projects with the Project Team. The Project Manager will oversee and provide day-to-day direction for a team of Consultants, Contractors, and Assistant Project Managers.

The Project Manager will ensure that MBS’ briefs, designs, specifications and relevant information are made available to, and are executed as specified with due regard to cost and time by, the Design Team, Consultants, Construction Manager, Contractors, etc. (i.e. the Project Team), so that MBS’ objectives are fully met.

The Project Manager will maintain control of project schedule, budget and risk issues. This responsibility also includes facilitating timely decisions to maintain Project schedule and budget, as well as provide senior management with regular project updates, identify project risks early, and communicating prudent and timely recommendations for risk avoidance.

Job Responsibilities

The Project Manager duties would include, but not be limited to:

• Responsible for the preparation and application of the Project Execution Plan.
• Monitor and control the progress and development of all related project deliverables through the various stages of the project in accordance with the MBS’s policy.
• Lead Project Management teams. Provide expertise, guidance, advice, support and motivate project teams.
• Report to senior management via meetings or by regular written reports the progress of related project matters together with the status of related issues.
• Manages routine client interaction. Sets and manages client expectations.
• Manage and prepare all reporting activities required for the Project Stakeholders.
• Attend meetings as required to ensure the compliance with the overall project standards, procedures and requirements.
• Ensure that projects for which you are responsible are delivered on time, on budget and to the prescribed standards.
• Ensure the prompt delivery of all project deliverables.
• Find resolution to and preempt problems during the various stages of the project.
• Communicates effectively with Operations Teams to identify needs and evaluate alternative Project solutions.
• Assistance in the selection of the Consultants as well as in the negotiation of their terms and conditions of engagement with the Procurement team.
• Assistance with the appointment of Contractors/Subcontractors, including giving advice on the most suitable forms of tender and contract.
• Oversee that the review of all relevant submissions are in line with the project schedule.
• Oversee and ensure that Change Management as it relates to budget, revised design and potential schedule impact is carried out in line with MBS procedures.
• Assist the Design team with design management, design coordination and design delivery to meet the project schedule.
• Work and liaise with the Design team on project matters, and also initiate value engineering initiatives to ensure that the project develops within the recognized cost and time constraints.
• Regularly inspect the progress of the work on site and provide guidance to the project and construction management teams on best practices and potential efficiencies on scheduling and processes.
• Oversee and support the Construction Management Team to ensure the adequate and timely flow of information, designs, technical data and feedback, to meet the stringent construction schedule requirements on the project.
• Plan and Implement Procedure and Quality Checks for assigned projects.
• Assisting the Director of Project Management as directed in any other Project Management related activities.

JOB REQUIREMENTS

• Tertiary Degree in a Construction/Building/Project Management/Engineering related field.
• Minimum 10 years working experience in the field of Project Management. Experience in the Hospitality field is preferred.
• Sound knowledge of Project Management procedures.
• Strong communication skills, as well as the ability to visualize issues and communicate them to others.
• Outstanding organization, coordination and leadership skills – ability to coordinate groups of Consultants/ Contractors.

• Problem Resolution: Evaluate and address M&E issues with consultants and sub-contractors, ensuring efficient solutions.
• Client and Consultant Meetings: Attend key meetings with clients and consultants to discuss project updates and requirements.
• Report Preparation: Prepare progress reports and other documentation required by clients or consultants.
• Operational Manuals Submission: Collect and compile operational manuals from suppliers/sub-contractors for project completion handover.
• Compliance Assurance: Ensure compliance with ISO 9000, ISO 14001, and OHSAS 18001 standards.
• Team Collaboration: Work closely with site engineers to resolve issues and co-chair monthly meetings.
• Risk Assessments: Propose risk assessments based on tender drawings and related documents.
• Value Engineering and Cost-Effective Solutions: Develop Value-Engineering and Cost-Effective Design (VCED) solutions for M&E systems.
• Project Scheduling: Review M&E work schedules and lead times to create detailed project timelines using Microsoft Project or equivalent tools for tender projects.
• Tendering Support: Assist in tender preparation by proposing suitable architectural and civil/structural (C&S) solutions, including plinths, access panels, structural openings, dog houses, make-good areas, and other related elements.
• Site Surveys: Conduct site surveys to ensure proper methods of statement and material handling processes are implemented.
• Variation Order (VO) Evaluation: Review on-site VOs and evaluate associated costs in alignment with purchase orders (POs) and tender clarifications.
• Interdepartmental Collaboration: Work with the Planning and Quantity Surveying (QS) departments on related project matters.
• Tender Presentations: Prepare tender presentation slides and present M&E-related details to clients during interviews.
• General Duties: Perform comprehensive M&E functions and other general tasks as assigned.

Responsibilities:

• Identify any unsafe condition or unsafe act carried out on the work site.
• Recommend and assist the Occupier of the worksite to implement reasonable and practicable measures.
• Liaise with different departments on all safety and health matters.
• Conduct regular site inspections and take appropriate corrective actions.
• Ensure compliance with Workplace Safety and Health Regulations and other legislative requirements.
• Enforce all WSH requirements and in-house rules and regulations.

Job Summary: As the main contractor’s Safety Officer, you will report to the Project Manager and be responsible for maintaining a safe and compliant construction site. Key Responsibilities:

Responsibilities:

• Diploma or degree in Occupational Safety and Health, Environmental Science, or a related field.
• Valid Workplace Safety and Health Officer (WSHO) certification recognized by MOM, with additional certifications in risk management, fire safety, first aid, being advantageous.
• Minimum 3-5 years of experience as a Safety Officer in the construction industry, with a strong understanding of WSH regulations in Singapore.
