About the role

As a Facilities Management team Leasing Executive (Retail) for Knight Frank, you’ll play a pivotal role in driving the success of our retail properties. You'll be the key person in ensuring that our shopping malls thrive by managing tenant relationships, lease negotiations, and marketing strategies. What you will be doing:

• Lease Management: Oversee leasing activities, including the preparation of Letters of Offer and Tenancy Agreements, and collaborate with solicitors on lease documentation.
• Budgeting & Reporting: Prepare annual budget forecasts and generate monthly management reports to track performance and support strategic decision-making.
• Market Research & Trade Mix Review: Stay updated on retail trends and concepts, constantly reviewing the tenant mix to maintain a high occupancy rate.
• Tenant Relations: Build and maintain positive relationships with tenants, ensuring timely resolution of tenancy-related matters, including fit-out, compliance, and operational handovers.
• Financial Management: Oversee Gross Turnover (GTO) and arrears management, and work closely with the Finance team on billing, deposit refunds, and property tax issues.
• Authority Liaison: Manage submissions for applications, such as changes in use, and liaise with relevant authorities on lease-related matters.

What we’re looking for someone who’s:

• CEA Qualified: Meets the requirements to be registered as a salesperson with the Council for Estate Agencies (CEA).
• Holder a Diploma in Real Estate or a related discipline with at least 5 years of relevant experience in retail leasing or higher qualification.
• Skilled in Negotiation & Marketing: Demonstrates proficiency in lease negotiations and marketing strategies for retail properties.
• Detail-Oriented & Analytical: Possesses strong financial analytical skills and is meticulous in handling documentation.
• A Strong Communicator: Has excellent presentation and written communication skills to effectively engage with stakeholders.

Job Responsibilities

1. Develop, implement, and maintain comprehensive safety programs to ensure a safe working environment.
2. Ensure that all safety policies and procedures are followed and regularly updated to comply with local, state, and federal regulations.
3. Promote awareness and adherence to safety guidelines across all levels of the organization.
4. Conduct regular safety inspections of the workplace to identify potential hazards or safety violations.
5. Prepare and perform risk assessments (RA), SWP and FPP processes to minimize workplace risks.
6. Ensure corrective actions are taken when necessary, and hazards are reported and managed.
7. Maintain training records and ensure employees are up-to-date with required certifications and safety protocols.
8. Prepare and submit required reports and documentation to regulatory bodies and senior management.
9. Keep up-to-date with new and changing safety regulations and advise the organization on necessary adjustments.
10. Ensure proper reporting and documentation of workplace accidents, injuries, and near-misses.
11. Investigate accidents and incidents to determine the root cause and recommend corrective actions to prevent recurrence.
12. Maintain records of incidents and safety inspections for compliance purposes.
13. Monitor the availability and proper use of personal protective equipment (PPE) and ensure that employees are trained to use it properly.
14. Ensure safety equipment, fire extinguishers, first-aid kits, and other emergency tools are properly maintained and accessible.
15. Assist corporate HSE manager on EHS implementation.

Job Requirements

1. Diploma in relevant discipline or equivalent.
2. Certificate in Safety Coordinator / Advance certificate in Workplace Safety & Health.
3. Minimum two (2) years' of relevant safety experience.
4. Knowledge of Workplace Safety & Health Act.
5. Knowledge of RC work activities and PTW system.
6. Knowledge in preparing EHS report.
7. Willing to travel around project site offices within Singapore.
8. Only Singaporean or Permanent Residents need apply.

Key Responsibilities:

• Perform boundary, topographic, construction, and as-built surveys for various construction projects (roads, buildings, utilities, etc.).
• Determine and record land features, distances, and elevations on construction sites, ensuring all data is accurately collected and documented.
• Operate advanced surveying instruments such as Total Stations, GPS (Global Positioning Systems), levels, and laser scanners to collect field data.
• Review and analyze survey data for consistency and accuracy; create detailed survey reports, drawings, and maps based on the information gathered.
• Assist in the creation of detailed site plans and construction drawings, ensuring all measurements align with the project specifications.
• Work closely with engineers, project managers, and other stakeholders to provide timely and accurate survey information for project planning and execution.
• Ensure that construction is progressing according to plan by regularly measuring and confirming on-site layout, elevations, and alignment.
• Make sure that all survey work complies with relevant local, state, and national building codes, regulations, and industry standards.
• Ensure all surveying equipment is well-maintained, calibrated, and ready for fieldwork.

Qualifications:

• Bachelor’s degree in Surveying, Geomatics, Civil Engineering, or a related field.
• Proven experience (minimum 3 years) as a Land Surveyor in the construction industry.
• Proficient with survey equipment (Total Stations, GPS, levels, and laser scanning devices).
• Skilled in AutoCAD, GIS software, or other surveying software for data analysis and drawing generation.
• Knowledge of surveying principles, standards, and best practices within the construction industry.
• Familiarity with local land use regulations, zoning laws, and construction codes.
• Professional Land Surveyor (PLS) certification preferred or working toward certification.
• Strong proficiency in mathematics, geometry, and trigonometry for calculating land measurements and elevations.
• Ability to identify discrepancies or errors in data and work to resolve them.
• Strong verbal and written communication skills to collaborate with team members and document survey findings.
• Experience with drone surveying, 3D laser scanning, and modern technologies in land surveying.
• Advanced knowledge of AutoCAD Civil 3D or similar software for creating detailed designs.
• Experience with construction site layout and monitoring construction processes.
• Ability to work in remote or challenging environments.
• Strong organizational skills to manage multiple projects and deadlines.
