•     Prepare Annual Budget Forecasts and Monthly Management Reports.

•     Stay informed on industry trends and review tenant mix to optimize occupancy rates.

•     Manage the marketing of industrial properties and collaborate with agents.

•     Prepare Letters of Offer and Tenancy Agreements, and liaise with solicitors on lease documentation.

•     Oversee arrears management and ensure timely payment collections.

•     Build and maintain strong landlord-tenant relationships.

•     Submit applications (e.g., change of use) and coordinate with relevant authorities on lease-related matters.

•     Address tenancy-related issues, tenant fit-outs, and ensure compliance with tenancy agreements.

•     Coordinate with Finance on rental billings, refunding of deposits, and property tax matters.

•     Work with Operations on the handover and reinstatement of premises.

Requirements

•     Degree or Diploma in Real Estate or a related discipline.

•     Must be registered as a salesperson with the CEA.

•     At least 3 years of relevant experience in leasing industrial properties, with a focus on B1 buildings.

•     Proficient in marketing, lease negotiations, and industry regulations.

•     Strong presentation skills and excellent written communication skills.

•     Strong financial analytical skills.

•     Location: Industrial property in the North.

Job Scopes:

1. To provide supervision and ensure that all repair and routine maintenance works undertaken by the contractors are carried out properly and completed satisfactorily in accordance with the terms and conditions of the Contract.
2. Schedule and ensure breakdown, preventive and corrective maintenance activities are carried out effectively.
3. Perform regular inspections and handle enforcement work at the common property areas and to ensure that such common property is in satisfactory and serviceable condition and properly maintained according to the standards required by the relevant authorities and to recommend any works which are necessary.
4. Certify completion of jobs undertaken by contractors and to make recommendation for payment thereof.
5. To co-ordinate all consultancy works on maintenance matters performed by professional consultants and apply and obtain all necessary licenses and certificates from the relevant authorities where necessary.
6. Responsible of investigate, check and analyze reported breakdowns and faults to determine their cause for the prevention of future occurrences.
7. Any other ad-hoc duties assigned by your Manager.

Requirements

1. Diploma in Facilities Management Services / Estate Management / Building Maintenance / Engineering or related fields.
2. Minimum 1 year of relevant experience.
3. ITE with relevant township experience can be considered.
4. To conduct site inspections
