Responsibilities:

• Assist for the day-to-day planning, organising, implementation and reviewing policies for both routine and cyclical maintenance, and use of common properties, etc.

• Assist to review and prepare specifications and contract documents to tender.

• Provide feedback and suggest alterations to revamp work methods and contract specifications in order to enhance the operation.

• Carry out feasibility study and implement approved project to enhance the Estate.

• Evaluation requests from residents, council members and sub-committees.

• Maintain close liaison with council members and residents for feedback from work in progress, estate cleanliness and other maintenance mag. Ensure that cleaning, security, landscaping and pest control contractors and all terms contractor carry out their contractual duties during the month.

• Monitor major works in progress and monitor trend of expenditures and maintain budgetary control.

• Assist in preparation of monthly Councils Meetings and Annual General Meeting.

• Supervise on Maintenance Supervisor and technicians.

• Enforce office discipline and ensure building statutory requirements are complied

• Handle any ad-hoc task assigned by the supervisor.

Requirements:

• Minimum GCE 'O' lever or degree/diploma in Building, Facilities Management or equivalent.

• Minimum of 2 years' experience in a similar role. (Entry level are welcome to apply)

• Knowledge of BMSMA Act will be an added advantage.

• Excellent communication skills, both written and spoken.

• Proficiency in computer skills such as MS Office.

• Ability to effectively communicate and liaise with landlords, tenants, and stakeholders at all levels.

• Possess a positive attitude, excellent interpersonal skills, and a customer-centric approach.

Construction QS Cum Project Coordinator
Location: Blk 1050 Eunos Ave 7

Working hour: 5.5 Days/week
-Monday to Friday 8am to 5pm
-Saturday 8am to 12:30pm
Annual Leave: 14 days

Roles & Responsibilities

• Able to prepare quotation with accurate costing upon customer request.
• Able to work independently with Sub-Contractor, Customer to resolve site issues
• Prepare tender submission;handle progress claims and progress payment, VO & finalization of accounts
• To attend site meeting /assessment whenever is required
• Know drawing, Autocad and basic QS software
• Lead project planning and oversee the entire project lifecycle to ensure timely and successful project completion.
• Monitor site progress and take proactive measures to address any issues affecting project timelines.
• Ensure that projects are completed within budget, with effective cost control and resource utilization.
• Assign tasks and delegate responsibilities to team members effectively.
• Identify potential issues, troubleshoot operational problems, and evaluate project effectiveness.

-Safety Compliance & Risk Management:

• Ensure compliance with the latest safety regulations, WSH Act provisions, and both organization and governmental safety standards.
• Conduct regular safety audits, assess risks, and recommend risk control measures.
• Mentor the team by establishing safety guidelines, providing advice, and supervising adherence to safety protocols.
• Monitor and evaluate the effectiveness of risk control measures, proposing improvements where necessary.
  Liaise with clients, subcontractors, and consultants on all project-related matters, including attending site meetings as needed.
• Ensure site teams, including engineers, supervisors, foremen, and workers, comply with client requirements and regulatory standards.
• Collaborate with the Quantity Surveying (QS) department to award subcontracts and support technical proposal submissions for tenders.

Additional Duties:

• Assist with ad-hoc tasks and support other teams as required.
• Coordinate closely with the client to meet safety and quality specifications consistently.

Job Requirements:

• Educational Background: Diploma or Degree in Civil Engineering, Architecture, or a related field.
• Experience: Minimum of 1-3 years in a similar role within the construction industry.
• Technical Skills: Proficiency in AutoCAD and familiarity with authority submissions and regulatory requirements.
• Soft Skills: Strong communication, organization, and team management skills, with the ability to work both independently and collaboratively.
• Other Requirements: Valid driving license and the ability to work under pressure while meeting deadlines.

Responsibilities

• Support Project Team in the administrative tasks of the project.
• Handle all documentation and report submission
• Project meeting arrangements and providing minute taking
• Creating basic documents and templates
• Documentation recording and filing (post in and out, email in)
• Main point of contact for correspondence and telephone
• General ad-hoc administration duties.

Requirements

• Diploma / Degree in Bachelor of Science in Civil Engineering or Recognised training in Microstation
• At least 2 to 4 Year(s) of working experience in Autocad drawings, C&S, M&E, CSD Design & Drafting using Microstation
• Experience working in a construction site environment.
• Previous Singapore Trackworks Design Drafting experience
• Time management, organizational and effective planning skills to achieve work deadlines.
• Analytical skills for reviewing correspondence and recording accurately

• Prepare M&E works schedule based on the project master schedule
• Accountable for all M&E works, site inspections, monitoring of progress of work & variation order
• Responsible for ensuring that all M&E works of the sub-contractors are in compliance to the Company’s and authorities’ requirements
• Review M&E drawings and other materials submissions prepare by the M&E Coordinators to ensure that there are no discrepancies and/or conflicts with the architectural and structural elements
• To prepare reports for the Consultant Progress and Technical Meetings
• To coordinate with clients, consultants, sub-contractors and project teams to ensure smooth delivery of work including resolution of design and construction issues
