Descriptions:

• Preparation of tender quotations including taking-off, materials/subcontractors outsourcing and costing
• Competent to interpret the tender drawing, specification and contract documents
• Sourcing of suppliers and subcontractors
• Analyzing and negotiating costs in preparation of tenser BQ, post tender budgeting and ensuring cost control during construction period

Requirements:

• Academic in relevant Quantity Surveying /Building/Engineering/ BIM, Bachelor’s Degree
• At least 3 years of related working experience in Singapore/Malaysia.
• Familiar with steel structure work and building work.
• Familiar in all construction trades and practical aspects of architectural and steel joinery works is an advantage
• Proficiency in Microsoft Excel (at least 7 out of 10)
• Experience in costing and pricing
• Able to work on multiple projects, within simultaneous timeline

Cut tiles and shape them properly to ensure they fit around obstacles and in tight corners and odd spaces using power and hand tools.

Form tile beds using concrete, plaster, mastic, cement, glue or mortar utilizing tools such as screeds, brushes and trowels

Align tiles and straighten them with straightedges, levels and squares to ensure patterns are even and precise

Cut, install, polish and surface granite and marble and ensure accuracy during the installation process for lasting results

Prepare various surfaces for tiling with waterproofing material or lath and by cleaning the surfaces properly

Create decorative wall and floor designs by laying and setting mosaic tiles in kitchens, bathrooms and living rooms

Tap tiles into place carefully using tools to properly adhere tiles to the base, making sure not to break or damage tiles

Follow blueprints precisely and mark and measure surfaces that need to be tiled to determine how to go about jobs.

Responsibilities:

• Assist the Building Manager in the overall day to day maintenance and operations of the building
• Monitor and ensure the systems operate efficiently and safely and in accordance with the design specifications and intent.
• Monitor & supervise the execution of Preventive Maintenance Plan.
• Procure building parts for repairs and replacement.
• Administer PTWs.
• Vendor management and verify works upon completion.
• Coordinate and supervise maintenance activities to ensure contractors / vendors and technicians complete all repair and maintenance work within the required timelines and standards.
• To review and recommend for approval cost-saving or cost-effective measures to reduce water and electricity consumption or measures that would increase durability of building systems.
• Assist the Building Manger in the calling of tenders and quotes, OH&S, (EEO) issues, assist in root cause investigation and resolution of operational issues , negotiation and contracting.
• Contribute to the development and fulfilment of asset strategies by developing asset strategies and plans.
• Work with the team to realize the client’s asset plan expenditure savings targets.
• Deliver an exceptional quality of service to the client, as reflected by client feedback.
• Contribute to the team in ensuring the property asset management service offering is developed, implemented, achieved, and maintained.
• Contribute to timely and accurate delivery to the information for the asset plan, management reports, client’s Annual Reports, Business Plans / overheads and others as required by the management company, relevant authorities, and the client.
• Work with the team in ensuring that there are no major risks associated with public liability, fire and lift safety, essential services, non-essential services, the staff and office and contractors. This includes addressing all issues within the appropriate timeframes and ensuring the clients risk management plan is in place for the asset, particularly covering contractors and the management company team.
• Ensure contractors, vendors and technicians complete all repair and maintenance works and soft services within the required timelines and in accordance with the standards set by OMS/Management or required by relevant Codes of Practice.
• Assist the team in tenants’ fit out request, review and handing and taking over of tenant premises.

• Diploma in Building Services/ Real Estate or its equivalent.
• Minimum 3 years of working experience.
• Good interpersonal and communication skills.

Job Scopes

• Generate M&E co-ordination shop drawings.
• Evaluate and resolve M&E problems with consultants and sub-contractors.
• Attend principal meetings with client and consultants.
• Prepare M&E progress report or any other reports required by the client or consultants.
• Collect operational manuals from suppliers / sub-contractors on completion of project for submission.
• Check and ensure compliance with the requirements of ISO 9000, ISO 14001 and OHSAS 18001.
• Collaborate with site engineer to resolve problem and co-chair meeting monthly.
• Propose risk assessments based on tender drawings and documents.
• Develop VCED, including cost-effective solutions for M&E.
• Review M&E work schedules and lead times to create suitable project schedules using Microsoft Project (or equivalent) for tender projects.
• Assist in tendering work by proposing appropriate architectural and C&S solutions, including necessary plinths, access panels, structural openings, dog houses, make-good areas, and other related elements.
• Attend site surveys and ensure proper methods of statement and material shifting are in place.
• Review all VOs on-site and evaluate costs based on POs and tender clarifications.
• Collaborate with the Planning and QS Departments on related matters.
• Prepare Tender presentation slides and present M&E-related items to the client during interviews.
• Full M&E functions as designated and not limits to other general assigned duties.
