Key Functions/Responsibilities:

(Pre-Tender)

Read and interpret plans and layouts.

Prepare project budget costing.

Generate quotations.

(Post-Tender)

Responsible and keep an eye on approved sample from Clients to production.

Prepare Bill of Materials for the respective projects.

Issue PO for the approved materials for procurement overseas.

Tabulate in a customized template the respective project progress. &status

Assist in cost control and involve in costing, valuation of variations and preparation of monthly costing reports (Profit and Loss Report).

Create project report and analysis; provide management recommendation on profitability / viability of projects, variance analysis and standard costing.

Verify quantities for projects nearing completion and finalization of account.

Proper preparation and execution of project contract documents.

Maintain month-end reports for estimated cost vs. actual production costs and make variance-recovery strategies

Prepare progress claims and tabulate site status reports.

Certify subcon claims.

INVENTORY MANAGEMENT

- Inventory planning and maintain stocks at an optimum level.

- Coordinate on all inventory issues with suppliers and internal departments.

- Ensure proper inventory control and movement of goods.

- Update WIP records.

Job Description:

• Lead the Technician and service staffs ensuring that they carry out their duties according to the SOPs
• Co-ordinate and supervise maintenance activities to ensure smooth running of building facilities, Building Automation System (BAS) / Building Management System (BMS), M&E services and other backend facilities
• Supervise and liaise with term contractors to ensure proper implementation of contracts in relation to facility management
• Develop and implement procedures, maintenance programme as well as performance measures to ensure timely, budget and quality delivery
• Assist the management in the planning and execution of energy saving and preventive maintenance programme
• Co-ordinate tenancy fitting out works and asset enhancement initiative when required
• Ensure all facilities are maintained and managed in full compliance with all statutory requirements and by-laws
• Plan and prose energy initiatives to implementation of energy management works
• Assist the Operation Manager in preparing operations budget and keep track of expenditure

Requirements:

• Min a Diploma in Building Management
• 2 years’ of experience in managing a shopping mall/retail
• Strong knowledge in Building Automation System (BAS) / Building Management System (BMS)
• Strong verbal and written communication abilities in English
• Good interpersonal skills and a team player
• Process good leadership
• Highly detail oriented and organized in work

- Willing to work under the sun and overtime, weekend or holiday, shift switching and able to work under pressure and condition such as not afraid of dirty, not afraid of tired.

- Willing to work as a Construction worker, can do the timber, rebar job, able to work at project site, structural work.

- Able to operate of machine, can use construction machine, knowledge of construction safety. Experience in operating equipment like trench rammers , drills, pneumatic hammers. Knowledge of mixing and pouring constructin material (concrete, sand, grout & etc...).

- At least 10 years of experience in construction industry. Manage site activities, vendors and sub-contractors，assist the Project Manager in the daily execution of work. Attend meeting, coordination, prepare works schedule & site supervision.

- Ensure installation is carried out as per construction drawings & ensure that works are executed within an acceptable standard of workmanship.

- Responsible for all aspects of site safety, proven experience as construction worker, reduce material wasting and cost saving.

- Knowledge of basic engineering and construction principles and methods, be bilingual, fluent in English & Chinese / Bangladesh.
