We are looking for an Investment Advisor to be part of our Advisory and Active Investment Practices.
As a part of StepStone’s Advisory practice, your main duties and responsibilities will be to contribute to all aspects of fund manager due diligence, including:
• Develop arguments supporting certain viewpoints and effectively communicate those arguments both orally and in written materials, and be able to defend your position in a team setting, including during investment related meetings
• Conduct market research using publicly available information and proprietary databases to identify, quantify and analyze macroeconomic trends across a variety of property sectors
• Use creative solutions to source and analyze data, and evaluate the potential of different sectors and investment opportunities through hypothesis testing
• Evaluate marketing and supporting materials of prospective fund managers to identify key value drivers and important areas to explore further
• Conduct interviews with senior executives to gather insights and information into the management style and effectiveness of the target fund managers
• Interpret financial analyses prepared by the target fund managers, including their investment track records, and prepare valuation analyses on private real estate using a variety of metrics
• Engage regularly with clients, including through periodic portfolio reviews and strategic planning sessions
• Coordinate and prepare market and portfolio updates for clients
• Identify co-investments, secondaries and other strategic investment opportunities
As part of StepStone’s Active Investment Practice, your main duties and responsibilities will be to contribute to all aspects of the Active Investment process, including:
• Conducting due diligence on real estate investments including on the property, the relevant markets, the manager, legal considerations and structural factors
• Oversee development of detailed financial underwriting models which take into consideration the results of the due diligence conducted
• Participate in the negotiation, structuring and documentation of investments, with support from internal and external legal teams
• Prepare and present detailed investment related memoranda that document key findings, recommendations, risks and merits of potential investment opportunities
• Present new and existing investment opportunities to internal stakeholders and to external third-parties
Education and/or Work Experience Requirements:
• A Bachelor’s degree in Business, Finance, Economics or Accounting (or a related discipline), or equivalent relevant experience
• At least 7 years of experience in real estate investment and/or capital markets roles
Required Knowledge, Skills, and Abilities
• Ability to evaluate investments with a demonstrable understanding of the balance between risk and reward factors
• Ability to engage effectively with clients, backed by experience in client communication roles
• Proficiency in business writing with experience preparing investment-related memorandums
• Working knowledge of financial modeling (e.g. pacing models, track record analysis, portfolio construction, real estate cash flow models, capital structures, GP/LP waterfalls, etc)
• Fluent in both written and spoken English
