• Leading a Team of Tankage Design Engineers to execute the Tankage Design Engineering of the Project which includes design of Fixed Roof Tank / Floating Roof Tank as per API 650, Low Pressure Tank as per API 620, Spherical Tank and Bullets as per ASME Section VIII & Cryogenic Double Wall Tanks as per API 620 & API 625.
• Review & Checking of Tankage Design Documents such as Design Calculation for Tank, Finite Element Analysis, Tank Data Sheets, Tankage Material specification, Tankage Fabrication Drawings & ensure Compliance to API 650, API 620, API 625, ASME Sec VIII, AP 2000 and all Applicable Codes & Standards.
• Interface Management with Lead Engineers, Client, Contractors, Vendors, Government Agencies and Certification agencies.
• Preparation, Monitoring and Control Engineering Document Control List and expedite for delay / approvals / resolution of open issues.
• Review and ensures that all works are carried out in accordance with project specification. Maintain Design integrity and quality within the Project Engineering Team
• Preparing Engineering schedule and Engineering man hours estimation to meet project requirements.
• Coordination with PMC and Construction Coordination.
• Participates in discipline and inter-discipline design check and screening meetings for compatibility, completeness and correctness in works.

We are seeking a highly motivated and detail-oriented Property Executive to assist in managing and optimizing a portfolio of properties (residential/commercial/industrial) and evaluating new property development or value-add opportunities. The successful candidate will work closely with property managers, tenants, investors, and other stakeholders to ensure the effective operational and financial performance of real estate assets. This role will assume a blend of administrative tasks, financial and investment analysis, feasibility studies, property management support, and strategy implementation.

1. Key Responsibilities: Property Portfolio Management:

o Assist in managing a portfolio of properties (residential/commercial/industrial).

o Monitor the performance of assets and identify asset enhancement initiatives.

o Support in maintaining accurate property records, including lease agreements, property inspections, and

maintenance schedules.

2. Financial Management and Reporting:

o Assist in preparing budgets, forecasts, related to property assets.

o Analyze financial performance, including income, expenses, and return on investment (ROI) metrics.

o Coordinate with finance teams to ensure timely and accurate rent collections, payment processing, and financial reconciliations.

3. Tenant Relations:

o Serve as a point of contact for tenants regarding queries, complaints, and requests for maintenance.

o Assist in lease negotiations and renewals, ensuring compliance with the terms and conditions.

o Ensure that tenant relations are maintained to foster a positive and long-term occupancy.

4. Leasing and Marketing:

o Assist in leasing efforts by helping to market vacant properties, preparing lease documents, and supporting the tenant selection process.

o Create promotional materials, and host property viewings.

5. Maintenance and Property Upkeep:

o Support in scheduling and overseeing regular maintenance and repairs for properties.

o Ensure compliance with health, safety, and environmental regulations.

o Coordinate with contractors and vendors for property upgrades, renovations, or any necessary work.

6. Risk Management and Compliance:

o Ensure all properties are in compliance with legal, regulatory, and company standards.

o Assist in property inspections and risk assessments to identify areas for improvement or mitigation.

o Help with the management of insurance policies, claims, and other risk-related matters.

7. Administrative Support:

o Handle administrative duties such as preparing reports, correspondence, and filing property-related documents.

o Assist in preparing presentations for internal meetings, stakeholders, or investors.

Requirements:

• Diploma or Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field.
• Proven experience in the real estate or related industry (typically 2-3 years).
• Strong understanding of financial concepts, budgeting and reporting.
• Proficient in financial modelling and conducting feasibility studies.
• Excellent organizational skills and attention to detail.
• Strong communication and writing skills.
• Proficient in MS Office (Excel/PowerPoint/Word); familiarity with property management software is a plus.
• Ability to work both independently and as part of a team.
• Knowledge of relevant property laws, regulations, and compliance standards would be advantageous.
• Proactive, self-motivated, and able to prioritize tasks effectively.

Support the business with all aspects of shipping and logistics. Ensure all customs clearance is in line with Claxton Engineering compliance procedures. Be responsible for the timely, cost-effective shipping of all equipment whilst adhering to standard operating procedures and policies and applicable law. With responsibility for all goods exported and imported by Claxton Engineering.

· Creation of despatch/collection notes for equipment movement.

· Creation of import/export commercial invoices, packing lists and clearance instructions.

· Liaise with freight forwarders to ensure efficient shipping of subsea equipment.

· Obtain export and import entries to complete logistical files required to satisfy audit requirements.

· Provide logistical knowledge to all parties on site and identify means of shipping equipment.

· Liaise with all Warehouse and Logistics colleagues to ensure the efficient and accurate control of imports and exports, confirming full compliance with company and legislative requirements.

· Liaise with colleagues and clients globally in relation to shipments and document control in international locations.

· Manage and resolve any logistics complexity for Australia and South-East Asia destination countries.

· Ability to compile import/export data related to Major Exporter Scheme (MES) for IRAS submission.

· Capable of freight procurement negotiation.

Strong knowledge in dangerous goods (DG) handling and carrier shipping documents.

Key Responsibilities:

• Handle full or partial sets of accounts (overseas) and compliance matters;
• Maintain and administer on accounting matters for the portfolio of clients;
• In charge of all account’s payables and receivables;
• Liaise with subsidiary’s accounts team (overseas).
• Assist in preparation of yearly audits;
• Any ad-hoc duty assigned

Job Requirement:

• At least 1-2 Year (s) of working experience in the related field is required for this position.
• Must possess at least Diploma in Accounting, Finance or a related filed.
• Must be able to commence work immediately or within short notice.
• Vietnamese language is an added advantage
• Ability to meet deadlines in a fast-paced environment.

Assist the HR manager to oversee HR Department & manage the full spectrum of HR Functions and adminstration.

• Provide HR support to the Manager on recruitment, performance review, employee relations, compensation & benefits.
• Conduct orientation to new employees.
• General HR administrations, such as preparation of appointment letters, confirmation letters, memo and etc.
• Coordinate with Operations Department to evaluate on the next course of action after being notified of any disciplinary case.
• Conduct exit interview. (For foreign resignees)
• Liaise with relevant ministries and agencies to process Work Permit, S Pass, Employment Pass for Malaysians (TS), Non-Traditional Sources (NTS), People Republic of China (PRC).
• Implementation of HR policies and recommend appropriate practices to ensure consistency and long term substainability of HR policies.
• Carry out any other duties as and when assigned by immediate supervisor or higher management.
• Involved in recruiting process, in connecting workers, negotiations, explainations of contracts.
• To apply, renewal work permits, arranging medical checkups, purchase of security bonds, air tickets for repartiation and home leave employees.
• To apply and ensure MWOC is secured for employees.
• Monitor employee progress and stay abreast on company climate and culture, ensuring it stays positive and productive.
• Demostrate leadership abilities.
• To assist other departments managers when necessary to gain exposure in other areas.
• Undertake any ad-hoc projects assisgned by superior/management team from time to time
• To arrange for Medical/WICA insurance yearly renewal and process any claims pertaining to workers medical/wica case.
