Job Responsibilities:

- Provide regular reports to management, including actionable insights and recommendations to enhance the company’s market position.

- Draft detailed proposals and contracts that clearly outline project scope, terms, and expectations, ensuring alignment with client needs.

- Act as the primary point of contact for clients, ensuring seamless communication and addressing any concerns promptly.

- Monitor project delivery to ensure it meets or exceeds client expectations, reinforcing Rope Tech's reputation for excellence.

- Represent Rope Tech at trade shows, industry conferences, and networking events to promote the company’s services if needed.

• Guide and supervise the technician and executive in the carrying out of all his duties
• To invite for tenders and quotations for various maintenance services and maintenance repair and project works.
• To arrange for review of sum insured for insurances.
• Recommend annual salary review for in-house staff.
• Review all contracts, agreements, and insurance 2 months before their expiry and recommend renewal or call for quotation/tender.
• Arrange and attend Council Meetings and Annual General Meetings.
• Preparation of all correspondence and Minutes of Meetings.
• Staff recruitment.

• Arrange for an annual audit of accounts.
• Advise Council if the expenditure is within the budget approved at General Meetings.

• Approve and authorize paying of outgoings including taxes.

• Advise Council on placement and transfer of funds when appropriate.
• Conduct regular inspections with the term contractors (cleaning, landscape, swimming pool, pest control, fire protection system and lift) to ensure that the services are carried out/maintained to the standard set by the Management and/or the authorities.
• Propose/recommend improvement, repairs and upgrading works when appropriate and ensure such are carried out properly when approved.
• Supervise the works (excluding repainting and structural appraisal).
• Propose/recommend any other improvement and addition as and when directed by the Council.
• Where approved, contractors should be invited, shown around and requested to submit quotations, oversee the carrying out of these works.
• Receive and attend to complaints by residents and owners on common area only.
• Advise and assist whenever possible, complaints beyond the Corporation’s purview (this refers to problems in individual units).
• Maintain a complaints log book.
• Check regularly to ensure residents comply with by-laws.
• Report to the Management any breach and recommend appropriate enforcement action.
• Attend to submission for approval of renovation work in the individual units. Bring up to Council for approval if necessary.
• Maintain records of all checklists, service, maintained reports, plans and manuals.
• Refer all directions from the government authorities to the Managing Agent. These include the FSB, BCD, BAU, PWD, P & R, MOE, etc.
• Monitor PUB consumption and readings.

Job Description

• Manage and coordinate the overall use of BIM for project.
• Lead and/or assist in the creation of BIM deliverables such as BIM Execution Plans, Clash Detection Reports, BIM Quality Control Plans, BIM Design Review Procedures, Construction Sequencing (4D) and Cost Estimating (5D).
• Coordinate and collaborate on project wide BIM related matters with client and interfacing contractors and ensure design process and submissions comply with specifications and requirements
• Regular update and report on all BIM related activities’ progress and status to the SO.
• Verify and rectify all BIM related challenges and issues in the project.
• Oversee and manage all BIM Software to be used in the project, and to rectify issues relating to BIM Software.

Requirements

• Min Diploma/Degree in Engineering with relevant working experience in Construction industry.
• Have about 5 years of relevant experience in the implementation and management of CAD and 3D models.
• Have a comprehensive knowledge of related BIM technologies.
• Have BIM coordination or BIM management experience in a design, engineering or construction firm for a large project.
• Shall be expert in the BIM Authoring Tools.
• Ability to prioritize tasks well and has good presentation/communication skills.

Test Manager

Responsibilities

• Planning, managing and/or execution of testing activities (regardless of SIT, Regression or defect testing) i.e. test plan preparation, test scripts, test data, traceability matrix preparation and update, test cases generation and execution, test results documentation and test documentation review.
• Perform all relevant quality assurance testing of all components together with the Technical teams.
• Manage, track and ensure proper closure of defects detected during testing.
• Proficient in construction of test plan, test cases, and thorough performance of quality test execution, test review and test reporting.
• Provide regular updates to reporting lead/manager on status of assignments and arising matters.
• Proficient in Microsoft Office and Testing and Defect Management tools
• Improve productivity by highlighting deficiencies and recommending change in tools, training, processes, reporting and employee engagement.
• Plan and manage the testing teams towards thorough and quality execution of testing activities and working with technical teams towards achieving completion by the given timeframe.

Requirements

• Bachelor’s degree in computer science or engineering or equivalent education and/or experience
• 5-10 years of working experience in management of application project implementation, application testing and test quality assurance.
• Hands-on experience in planning and managing testing activities (all types, inclusive of SIT, Regression, test review)
• Good understanding and experience in testing methodology, project management and Software Development Life Cycle (SDLC) is necessary.
• Must have strong verbal and written communication skills.
• Must have keen interest in documentation and be capable of generating standard testing deliverables especially for defect reporting.

Roles & Responsibilities

· Managing day to day operations of large scale projects & ID fit-outs (eg. partitions) at project locations.

· Managing projects on an on-going basis through regular progress meetings and preparation of progress reports.

Main responsibilities:

• Meet potential clients with Business Development Managers to enquire and understand clients’ needs
• Work closely with project and operation teams and sub-contractors to ensure timely delivery of the project and excellent quality of work done
• Be the point of contact between the company and clients, obtain client’s feedback and resolve project related issues such as payments, etc.
• Arrange submission of plans to relevant authorities for approval and arrange inspections of building work
• Co-ordinate layout plan, M&E plan and visuals, prepare project schedule and quotations to clients and submit tenders for the project to clients
• Provide technical advice to ensure M&E installation comply with construction drawing and relevant authorities’ requirement and check on cost estimation.
• Assist to monitor on M&E installation services such as ACMV, AVS system, Electrical, Plumbing and installation progress.
• Attend M&E coordination meeting for safety & finishing work

Requirements

• Min 2-5 years’ experience in corporate office interior design & build project management. M&E knowledge and experience are a must. Applicants with PMP Certification have an added advantage.
• Recognized qualification in Interior Design, Architecture, Mechanical/Electrical Engineering or equivalent
• Able to interpret architectural plans and familiar with building and safety regulations
• Experience in leading and managing multiple projects within tight timelines
• Excellent project, presentation, leadership and people management skills
• Highly self-motivated, positive working attitude with a high level of professionalism and integrity
• Good communication and interpersonal skills
