ABOUT THE ROLE – PRINCIPAL RESPONSIBILITIES

The successful candidate will join the investment & asset management teamto manage its portfolio of UK, US, and Japan real estate assets. The individual will gain exposure to the full spectrum of investment activities across the real estate space from acquisition to exit and will also be expected to participate in new initiatives and projects.

This is a hands-on and demanding role requiring the individual to work closely to manage real estate projects at varying stages of the life cycle (pre-planning schemes, development projects, asset / operational enhancement projects & stabilised portfolio) in a strategic and consultative manner. Responsibilities

• Provide on-going monthly and quarterly portfolio level reports outlining investment performance by property and at the fund level – combining real estate performance and financial performance indicators
• Analyse and underwrite investment decisions for leasing, financing, buy/sell scenarios including preparation of cash flow models (LBOs, DCFs), sensitivity tables, property valuations, research and joint venture structuring
• Prepare Investment Committee memorandums and related support through risk analysis and in-depth understanding of investment factors
• Carry out ongoing real estate research and prepare quarterly investor reports/ presentations
• Support the transaction due diligence and closing processes
• Work closely with internal and external stakeholders: brokers, property & development managers, portfolio analysts, joint venture partners, property appraisals, and operations/accounting teams to support the asset management operation.
• Participate in the property budget and strategic plan process.
• Coordinate property appraisal process and review appraisals for accuracy.
• Capital budgeting forecast for development projects or projects undergoing enhancement
• Coordinating other ad-hoc requests by other teams, investors, and partners
• Assist with various ad-hoc initiatives and projects taking place across the broader business.

Requirements

• Bachelor’s degree, ideally in Finance, Economics, Real Estate, Business or something equivalent, similar or relevant.
• Ideally with 2-3 years of experience in IB, M&A, investment management, or asset management. Real estate experience preferred but not required
• Understanding of basic finance concepts such as NOI, cash flow returns, internal rate of return, present value/discounted cash flow.
• Understanding of cash flow models – LBOs & DCFs, and adept at cash flow modelling
• Strong quantitative skills and demonstrated analytical ability.
• Computer proficiency with a strong working knowledge of Microsoft Office
• Strong interpersonal/communication skills.
• Strong organizational skills and attention to detail with ability to manage multiple projects simultaneously.

• Responsible for leading team to monitor ROI data, digging out the reasons, outputting suggestions, and cooperating with relevant departments to solve problems

• Responsible for daily / weekly / monthly reports and other routine reports, and provide in growth team data support
