Scope of Work
The scope of work shall be as follows:
a) Air-Conditioning
i) Daily switching (ON/OFF) of air-con including AHU condensing units, cooling towers if
necessary (if any)
ii) Check air-con indicator lights for proper condition and operation.
iii) Check for comfort level in cases of complaint.
iv) Paint air-con units and air-con parts whenever necessary.
v) Supervise and ensure that the monthly routine servicing is properly carried out by air-con
contractor if required.
vi) Dust cleaning of air curtains and mechanical ventilation if necessary.
b) Fire Alarm
i) Attend to fire activation and check fire alarm main and sub panel regularly for normal operating
condition.
ii) Supervise and ensure that the monthly servicing of fire alarm maintenance contractor is
properly carried out if required.
c) Lift
i) Conduct visual inspection of lift for normal operating condition e.g. landing buttons, exhaust
fans, indicator lights.
ii) Inform lift Maintenance Company of any breakdown and ensure contractor respond within
reasonable time. Attend to initial complaints of simple nature.
d) Lighting on common areas
i) Check common areas daily for defective lighting including ‘EXIT’ signs, directional signs, toilet
and carpark lighting.
ii) Replace defective lighting and fittings.
iii) Attend to power failure and troubleshoot short circuit.
iv) Clean light diffusers regularly as per planned scheduled which will submit to the Client.
v) Reset time switches after power failure.
e) Plumbing & Sump Pumps
i) Clear chokes when necessary.
ii) Tighten loose points and routine check for leakage.
iii) Ensure cleanliness & Inspect sump pumps for normal operation during heavy rain.
iv) Test run sump pumps quarterly if required.
f) Carpentry
i) Ensure regular servicing, repairing, and application of lubricants to doors if required.
ii) Repair/replace door locks & door closures if required.
g) Miscellaneous
i) Stand-by for any emergency repair works.
ii) Respond to emergency call e.g. power failure.
iii) Keep record for spare parts inventory and report to the Client for any purchase required
for any minor repair/ replacement works to be carried.
iv) Liaise with other service contractor e.g. security, cleaning on works to be carried out.
v) Check and report any general damage or defect found within building.
h) General
i) All works performed shall not exceed 3.0 meter height.
ii) All works performed is in accordance to Workplace Health and Safety Act.
iii) Emergency calls are included but only applies to works which are within the technician
capability i.e. isolation of faults.
iv) Tools will be provided by the Client.
v) Inventory store will be provided at no cost.
vi) Petty cash as deemed fit by the Client
Requirements:
• NITEC/Higher NITEC (or equivalent) in relevant FM discipline with minimum 2 years’ experience in Building Maintenance services
• Mondays to Fridays (excludes PH) Shift duty not exceeding 44 work hours per week (excludes lunch break)
• Good communication and interpersonal skills
• Able to multi-task in a demanding environment
• 24 hrs contactable for any breakdown
