Job Description

Manage and monitor all financial aspects including but not limited to budget & cost control of Projects assigned and ensure project runs within budget

Handle project from award of contract till completion including final accounts.

Prepare procurement list and schedule according to Architect specification and project schedule.

Source, liaise, compile and evaluate quotations from respective subcontractors according to requirement, specification and time schedule including drafting of Subcontract Document.

Record all defects of works, ensure proper documentation for all variation orders and others.

Ensure timely submission of VO cost on day to day or weekly basis and communicate with project manager; timely submission of monthly progress claims; final account closing.

Evaluate all VO claims from sub-contractors and ensure all the variation orders are carried out in order & according to proper procedure.

Effective follow up on payment certificate to sub-contractors and payment advice to client

Prepare tender submissions, handle progress claims/payments, VO & finalize projects

Other ad-hoc duties as assigned

Job Requirement

Diploma/Degree in Quantity Surveyor

Min 2-year of experience in Quantity Surveyor or relevant for landed house project.

Familiar with various high-end materials used for luxury house.

Able to communicate and liaise with Chinese-speaking associate.

Good communication skills and ability to work independently under minimal supervision, good knowledge in local standards & requirements.

Familiar with AutoCAD & Revit.

Quantity Surveyor

Job Description

· Study Scope of works, drawings, specifications, Schedule of Price preambles and condition of contracts to prepare tender cost estimation.

· Prepare and submit tender documents and respond to tender clarifications from clients to successfully win the projects.

· Request for quotations from multiple suppliers and sub-contractors for tender/Quotation submission purposes.

· Prepare engineering estimations, Bill of quantities & bid documents based on the given drawings, specifications & method statements for request of quotations.

· Prepare Project Budgets and duly monitor.

· Prepare cash flow based on approved master program and update according to approved interim payments.

· Liaise with Project managers and site personals to gather monthly work done details and supporting documents to prepare progress claims on time.

· Prepare and submit Progress Claims to clients and follow-up to obtain payment certificates on time.

· Monitor and submit notification on design changes and variations to client.

· Seek Engineers’ instruction on variations to prepare variation cost estimation.

Requirements

Candidate must possess at least Bachelor's Degree/Post Graduate Diploma/Professional Degree in Quantity Surveying or equivalent.

The requirement for the Quantity Surveyor (QS)

1. The degree of the civil engineering or the related major

2. 5 years working experience as the QS in the construction industry

3. Responsible for the estimation of the BOQ including details regarding quantities of the required materials based on DWG, and the estimation of the quotation for tender projects.

4. Responsible for the negotiation with the main contractor and follow-up of the progress of payment and claiming VO.

5. Responsible for the preparation of the inspection reports and progress report, and monitoring of the material requirement

6. Responsible for PUB submission and the guidance to supervisor and foreman and checking the shop drawing prepared by contactors and the submission of As-Built Drawing.

Job Responsibilities:

• Preparing and checking progress claims to Clients and from Sub-Contractors, ensuring accuracy and adherence to contractual terms.
• Guiding and following up on subcontracting works, including evaluating subcontractor performance, managing variations, and resolving any related issues.

• Responsible for creating quotations based on interior design proposals and client's budget for commercial projects.
