• Coordinates the University's efforts to analyze, develop, implement and maintain the campus space and master planning for NUS campuses.

We are seeking a highly skilled and experienced Real Estate Transactions Manager to join our Global Transactions Team. This role will be a primary POC between cross functional internal teams and internal/external legal counsel, brokers, consultants, etc. The individual will be responsible for leading regional transactions with support from brokerage teams, as well as working closely with internal stakeholders to solve issues and answer questions related to the leased and owned portfolio. This role will optimize financial outcomes and reduce risk for Meta’s real estate portfolio.

Responsibilities

• Drive end‐to‐end transaction management, including new leases, serviced office agreements, acquisitions and dispositions of real estate
• Lead regional consolidation efforts to support disposition work by performing detailed real estate strategy scenario planning and financial analysis
• Lead regional mark‐to‐market exercises to optimize savings opportunities for the real estate portfolio
• Lead Quarterly Business Strategy reviews in partnership with Space Planning to ensure business and space needs are properly planned
• Build relationships with stakeholders and business partners to support real estate needs, leasing strategy, headcount projections, while responding to local nuances
• Produce reports, scenario plans, and presentations to drive decisions for real estate transactions and strategy
• Act as the primary point of contact during transactions for cross‐functional teams such as Lease Administration, Project Management, Space Planning, Facility Operations, Security, Network, and Finance/Accounting among others
• Perform detailed document review of all lease documents and manage all steps in the transaction process, partnering with Finance, Accounting, and Lease Administration
• Create and manage financial approvals and justifications, coordinate with internal stakeholders, and coordinate documents for signature by appropriate signatories after legal signoff
• Oversee third party vendor / broker resources and optimize financial outcomes while ensuring alignment of economic interests
• Serve as POC to liaison with landlords and resolve issues on behalf of Meta
• Monitor lease expirations and other critical dates with the Lease Administration team to ensure alignment with portfolio plan, negotiate renewals within prescribed timeline, and track payments and other obligations
• Work with legal to draft lease renewal letters or other forms of formal notices
• Drive continuous improvement of processes and procedures within the real estate transactions environment, implementing effective programs, processes, and procedures that increase productivity and workplace experience
• Provide lease analysis and interpretation of lease information to management and relevant cross‐functional teams
• Update and maintain various information databases, generate standard and ad hoc reports as required, and assist with updates to cross functional partners

Minimum Qualifications

• Bachelor's degree in Real Estate, Business, Finance, or related field
• 10+ years of experience in real estate transactions
• Demonstrated real estate transactions experience working in the Asia-Pacific Region
• Proven experience in lease negotiations, dispositions, document reviews, campus strategies, and financial analysis.
• Proficiency in Microsoft Office, Google Suite, and real estate software
• Proven experience of consistently working under your own initiative, seeking feedback and input where appropriate

Preferred Qualifications

• Master’s degree in Real Estate, Business, Finance, or related field
• Experience within the Technology sector or other fast-growing industry
• Demonstrated Global experience (in addition to Asia-Pacific Region)
• Professional working proficiency in multiple languages would be an advantage as the role engages with external partners in multiple APAC countries

About the Role

This position is within HARMAN’s Lifestyle Division, under the Professional Strategic Business Unit. The Professional Solutions SBU requires a proven leader and seasoned sales manager to lead and drive the performance of its Rest of Asia sales region for the Audio-Retail vertical.

The incumbent will be the Product Evangelist for the Retail products business and have responsibility for the sales performance in Asia Pacific region, including Japan and Korea. The position will work within a matrix organization and be responsible for driving sales (with a strong focus on sellout) in the region and will have to work in close collaboration with the regional Marketing and Channel Sales Teams as well as other internal stakeholders.

What You Will Do

Business Deliverables:

• Drive sales and maintain a plan to ensure sales revenues meet/exceed APAC targets
• Meet/exceed assigned targets for profitable sales volumes and strategic objectives
• Drive sales innovation & business growth
• Assign targets to distributors and key dealers
• Build/Maintain strong dealer channels
• Track, manage, and follow up on all sales activities/promotional campaigns via CRM system
• Drive and implement innovative initiatives to drive sell out
• Build and execute sales strategies, campaigns and promotions that drive revenue growth across the retail portfolio
• Co-ordinate annual, quarterly and monthly promotional and brand activities, events and training
• Identify new channel and market opportunities & pursue them to successful closure
• Deliver effective sellout strategy for each channel
• Drive the regional launch plans for NPI products
• Work in close collaboration with the regional Marketing team to build and execute innovative eCommerce, digital marketing and influencer strategies
• Work in close collaboration with the regional Marketing team to build and execute innovative tools to elevate in store experience
• Training – working in collaboration with the pre-sales team ensure that regular training is conducted for internal and external stakeholders
• Maintain a regular cadence of meetings with external (distributors, dealers, e-tailers, etc) and internal stakeholders (channel team)
• Conduct joint business planning with distributors to discuss and agree launch plans, pricing models and promotional calendar/support.
• Monthly review of sell in and sell out

Relationship Management

• Establish and maintain a regular cadence of high touch relationships with retail partners and maintain no.1 mind share of our brands
• Ensure continual engagement with key influencers across APAC in co-ordination with distributors and marketing teams.

Portfolio and Marketplace Assessment

• Monitor the performance of product portfolio, identifying market trends and opportunities for revenue growth
• Monitor competitive activity & pricing and deliver actionable insights
• Maintain regular engagement with Regional Audio Solutions team & Global Product Line Management teams:Provide feedback on local market trends and price positioning
• Provide regular updates to internal stakeholders e.g. account managers and application engineering teams
• Provide Revenue Forecast sales by product family and/or to SKU level where appropriate
• Provide insights and collaborate with regional/global teams to build a robust forecast for demand planning

What You Need

• More than 8 years of experience in a Professional Audio (Retail) industry in a related sales or business development role
• A strong background in Audio Retail products and ecommerce experience
• Proven track record of exceeding goals and objectives
• Ability to understand business requirements and effectively present and articulate a business plan that includes focused action items, timelines, and stakeholders
• The ability to travel (50%), and occasionally with little notice
