Primary Responsibilities

• Schedule and document planned and unplanned maintenance programs for the various systems such as (not limited to) the following: Air-conditioning & electrical, lift, refrigeration, FLS equipment, building maintenance including furniture & fixtures, painting, parts renewal & repairs, kitchen and laundry equipment, low voltage (LV), guest rooms, F&B outlets, function/banquet areas, front/back of the house, plumbing & drainage
• Supervise and provide constructive feedback to all team members to ensure safe work practices, efficient operation, proper preventative maintenance and repair to equipment
• Assist in the preparation of consumption reports on power, water, steam, and gas
• Ensure that maintenance & repairs performed by contractors are executed in accordance with agreed health and safety policy, contracts, fees or charges
• Review work flow and provide Chief Engineer with possible improvements to increase efficiency
• Coordinate and inform Chief Engineer of any disruptions to service of any kind.

The successful candidate will be responsible for the full spectrum of engineering operations.

Lead and manage the maintenance department to ensure high quality standards for building maintenance, M&E operations, managing projects and implementing preventive maintenance programs to ensure that the facilities are well-cared for and adequately support the business operations.

Requirements:

• Possess a Diploma in M&E or its equivalent with at least 6 years’ experience in serviced apartment/hotel Engineering functions;
• Knowledge of Building Automation System preferred;

Customer relationship management

• Accountable for identifying site risk, and communicate them to his supervisor

Service operations

• Accountable for the end-users and the site safety

• Responsible for safe working practices and carrying out the operations according to maintenance instructions and safety instructions.
• Accountable for the execution of the service visits (planned maintenance, callouts and service repairs) respecting the schedule and time limit (callout), the quality standards, the time allocation and the
• Responsible for effectively planning his workload, in conjunction with the service supervisor
• Accountable for raising sales lead to his supervisor
• Accountable for very precise and timely back reporting of the work done according to the process
• Responsible for submitting time sheets based on the execution
• Responsible for managing his proximity stock (shelving, inventory, stock transfer, etc), identifying the spare need, requesting the spare to his supervisor.
• Responsible for keeping the service tooling, van, instruments, etc safe, maintained and in good condition
• Contributes to the ongoing improvement of the products, the methods and the safety by feedback to the PCM organisation and his supervisor

Leadership / People management

• Responsible for regular update of his supervisor on all relevant information
• Responsible for being familiar with all aspects of lift and associated technology and accountable for attending the proposed training.
• May be required to give training/coaching to persons nominated by the supervisor.
