This role overseeing and handle company's facilities maintenance

and administrative duties

1. Handles proactive and preventative maintenance works to the building facilities/ system/ equipment (Example: telephone system, goods hoist lifts system, passenger lifts system, car lift, dumbwaiter, ACMV system, fire protection system, sanitary & plumbing system etc.). To ensure that all systems are in good functioning condition. If any repair or replacement are required, source for quotations and coordinate with the various stakeholders for the work to be carried out.

2. Make frequent trips to the various facilities within the Group to carry out routine inspection.

3. Contact and coordinate with both internal and external stakeholders / vendors on all the service maintenance, repair works and scheduling matters.

4. After completion by external vendor, conduct visual inspection to ensure that the works are carried out properly and satisfactorily.

5. Conduct bi-weekly night inspection to ensure the functionality of all the building signage and building security lighting.

6. Administrative duties such as preparation, verification & processing of Purchase Requisition/ Purchase Order and Invoices etc.

7. Updating of maintenance schedule and incurred expenditure reports.

8. Prepare annual building maintenance expenditure and budgetary reports.

9. Renewal of factory license, signage advertisement license, electrical installation license, subletting application, etc., and submission of new applications to relevant authorities whenever necessary.

10. To ensure that there is adequate stock for all toiletries and groceries supplies and place order if the stock is running low.

11. Prepare proposal to the management for any proposed improvement/ repair/ replacement work.

12. Assist in any ad hoc A&A/ upgrading/ improvement projects. Coordinate with the project consultants/ contractors and monitoring the project progress.

13. Review of drawings, building plans to ensure that the design specification complies to the owner’s requirement as well as to the statutory code of practice/regulation.

14. Quality control of work done by contractor to ensure that all works carried out are in accordance with the approved drawings, work scopes and technical specifications.

15. Any other suitable duties that may be assigned by the Management from time to time

• Good hands-on skills for corrective work action for Mechanical & Electrical system.
• Ensure works are done properly and signed off service report with name and date.
• Record and highlight any consumption spike in BTU, Water and Electric meter reading.
• Update incidences bookings with dates and times for the work done on shift duty.
• Enforce safety rules and regulations needed to comply with term contractors for site work.

This is a full time role for a Technician (Building Maintenance) located in River Valley Road. Our clients are pioneer companies that played an integral role in the country’s physical and economic transformation.

You will be responsible for performing preventive maintenance, repairs, and troubleshooting for mechanical and electrical systems. You'll conduct routine inspections of fixtures, fittings, cooling towers, and chillers, and supervise contractors during repairs and testing. Responsibilities

. Maintenance and Repairs

• Coordinate or carry out the maintenance and repair activities for all property systems including HVAC, plumbing electrical and other related systems.
• Troubleshoot and rectification of defects promptly.
• Conduct regular inspections to identify potential issues and proactively address them to prevent/minimise disruptions.
• Attending to tenants’ feedback promptly and coordinate and liaise necessary rectification works between tenants and contractors.
• Scheduling and overseeing of preventive maintenance and servicing.
• Track and monitor awarded jobs to contractors meet scope of work and approved budget.
• Contribute solutions, initiatives to improve building enhancements, cost saving and productivity.
• Supervise and ensure all awarded jobs (e.g. repair works, installations, A&A, site surveys, maintenance servicing etc.) to contractors/vendors are carried out in a safely and orderly manner at all times.

2. Projects

• Coordinate and assist Manager/Property Officer/Senior Technician in A&A works.
• Prepare project schedule, standard guidelines and costings.
• Attend project meetings where necessary.
• Any other assignments.

3. Property Acquisition

• Assist the Property Acquisition Department to carry out checks on the condition of new / shortlisted properties.
• Liaise with consultants / contractors for site inspection of new / shortlisted properties.
• Report to the Director of Asset Management.

4. Team Leadership

• Collaborate with other departments to coordinate maintenance efforts and prioritise tasks based on urgency and importance.
• Any other ad hoc duties assigned

5. Emergency Response

• Act as the point of contact for emergency situations, responding promptly to resolve issues and minimise downtime.
• Work closely with Property Officer to develop and implement response plans to address various technical issues effectively.
• Provide assistance to subsidiaries within the organization when need arises

6. Equipment Management

• Ensure purchase of inventory of tools, equipment, spare parts and paints to ensure the availability of necessary resources for maintenance activities.
• Establish relationships with suppliers to procure quality materials and negotiate favourable terms.

7. Regulatory and Internal Compliance

• Review, maintain and adhere to SOPs, which includes stringent Request-For-Quotation (RFQ) process. Make recommendations where necessary.
• Keep track of quotations and service reports for services rendered by contractors.
• Stay informed about relevant building codes, regulations and industry best practices, ensuring that property remains in compliance with all applicable standards.
• Implement and enforce safety procedures to protect well-being of occupants and maintain a secure environment.
• To assist the department in ensuring preventive maintenance contracts are renewed in timely manner.
• Assist in budget planning for property maintenance and repairs.
• Monitor expenditures and find cost-effective solutions without compromising quality.
