This role overseeing and handle company's facilities maintenance

and administrative duties

1. Handles proactive and preventative maintenance works to the building facilities/ system/ equipment (Example: telephone system, goods hoist lifts system, passenger lifts system, car lift, dumbwaiter, ACMV system, fire protection system, sanitary & plumbing system etc.). To ensure that all systems are in good functioning condition. If any repair or replacement are required, source for quotations and coordinate with the various stakeholders for the work to be carried out.

2. Make frequent trips to the various facilities within the Group to carry out routine inspection.

3. Contact and coordinate with both internal and external stakeholders / vendors on all the service maintenance, repair works and scheduling matters.

4. After completion by external vendor, conduct visual inspection to ensure that the works are carried out properly and satisfactorily.

5. Conduct bi-weekly night inspection to ensure the functionality of all the building signage and building security lighting.

6. Administrative duties such as preparation, verification & processing of Purchase Requisition/ Purchase Order and Invoices etc.

7. Updating of maintenance schedule and incurred expenditure reports.

8. Prepare annual building maintenance expenditure and budgetary reports.

9. Renewal of factory license, signage advertisement license, electrical installation license, subletting application, etc., and submission of new applications to relevant authorities whenever necessary.

10. To ensure that there is adequate stock for all toiletries and groceries supplies and place order if the stock is running low.

11. Prepare proposal to the management for any proposed improvement/ repair/ replacement work.

12. Assist in any ad hoc A&A/ upgrading/ improvement projects. Coordinate with the project consultants/ contractors and monitoring the project progress.

13. Review of drawings, building plans to ensure that the design specification complies to the owner’s requirement as well as to the statutory code of practice/regulation.

14. Quality control of work done by contractor to ensure that all works carried out are in accordance with the approved drawings, work scopes and technical specifications.

15. Any other suitable duties that may be assigned by the Management from time to time

• Inspects specific assemblies, onboard boiler repair, deck panels, and coverings, for conformance to dimensional specifications and quality standards, using level, square, and measuring instruments and applying knowledge of carpentry.
• Responsible to issue PTW for all site work
• Responsible and accountable to follow all Safety Procedures of the site.
• Performs In process sampling and testing.
• Performs simple maintenance jobs in accordance with safety requirement.
• Preparation of equipment for lock out tag out (LOTO), filter change outs etc.
• Report all accident, injury, near miss, unsafe conditions, and behaviour to immediate supervisor so that remedial actions can be taken to eliminate risk.
• Ensure utilities and facilities problems are identified and repaired quickly.

RESPONSIBILITIES

• Ensure in-house technicians and any contractors have met the workplace, safety & health and fire safety regulations upon carrying out any rectification or replacement work.
• Take charge of incidents during incipient stages before the arrival of appointed person.
• Familiarise with all emergency response, incident & crisis management and business continuity plans and procedures.
• Assist the Fire Safety Manager (FSM) and Site Incident Controller (SIC) in conducting fire drills, evacuation exercise, disaster exercise, table-top exercise and manage real incidents.
• To conduct preliminary investigation on all reported incidents and submit the incident report by end of the day.
• In charge of FCC and supervise the daily operations.
• Manage all ACMV, Lighting, Fire Alarm System, EM Doors, Paging, Lift Monitor System, Carpark System, CCTV in the FCC.
• To delegate respective competent Technicians to carry out daily checks and repair works at every shift.
• To check, prepare and update accurate event technical requirements ACMV and Lighting during work shift and for the following day if required.
• Manage and operate building systems to achieve energy efficiency and water saving and 3 also to reduce & recycling of waste.
• To ensure that the CERT response appropriately and promptly to incidents and emergencies.
• Open to work on weekdays/weekends/public holidays (depending event requirements) when required.
• Any other duties as requested by Reporting Officer.

• Minimum NITEC in M&E Engineering and/or Building Services related fields.
• Minimum 3 - 4 years of relevant working experience.
• Able to communicate and with interpersonal skills. Pro-active and able to work independently and as a team.
• Strong hands-on technical skills.
• Proactive attitude.

Job Responsibilities:

· Supervise the day-to-day trial trench works on-site, ensuring safe, efficient, and high-quality execution.

· Coordinate and manage on-site workers, ensuring proper allocation of resources for excavation, trenching, and backfilling activities including reinstatement.

· Ensure all works comply with safety regulations and site safety protocols.

· Keep detailed records of all activities, including daily progress reports, safety checks, and any modifications to the initial plan.

· Conduct pre-commencement and post-work inspections to ensure all trenching is completed in accordance with specifications.

· Manage the use of equipment and materials, ensuring they are properly maintained.

· Monitor and enforce adherence to health, safety, and environmental guidelines during all phases of the trial trench work.

Requirements:

· A construction-related qualification or degree is preferred (e.g., Degree in Civil Engineering).

· Minimum of 2-3 years of relevant experience in a similar role, specifically related to trenching works and pavement construction.

· Proven experience as a Site Supervisor, with a focus on trial trenching/ utility diversion works, civil works, or similar projects.

· Possess Certificate in Pavement Construction and Maintenance awarded by the Building and Construction Authority (BCA).
