• Cost Management & Estimation: Prepare detailed cost estimates for materials, labour, and other construction-related expenses. Conduct cost analysis and value engineering to ensure that the project is delivered within budget.
• Tendering & Procurement: Carry out tender submissions to various tender portals. Negotiate contracts with suppliers and subcontractors to ensure competitive pricing and favorable terms.
• Contract Administration: Review and interpret contracts and conditions. Prepare contractual documents, amendments, and ensure compliance with contract terms during the project lifecycle.
• Budget Control & Financial Reporting: Develop and monitor project budgets, identifying cost-saving opportunities and areas of risk. Prepare financial reports and forecasts, tracking costs and variations.
• Site Visits & Surveys: Conduct site inspections and surveys to gather data on progress and quality. Collaborate with project managers to address issues or delays.
• Claims Management: Handle claims and disputes, ensuring proper documentation and negotiation of settlements as required.
• Quality Assurance: Ensure that all works comply with relevant regulations, standards, and specifications.
• Collaboration: Work closely with project managers, engineers, subcontractors, and clients to ensure smooth project execution and delivery.

Quantity Surveyor Duties and Responsibilities

• Review architectural plans and prepare quantity needs
• Support tender costing and submission
• Support quote and submission
• Estimate the quantity and costs of materials
• Prepare contracts and documents in accordance to the building and construction regulations and requirements
• Monitor project costs to ensure the objectives of the project are achieved in accordance to building contract law
• Develop cost reduction strategies to enhance the overall value of the project
• Set budgets for payments, inventory needs, and materials
• Analyze costs for maintenance and additional building needs

• Prepare payments/ Review Claims for contractors and subcontractors
• Prepare Client’s progress claim
• Document progress, materials, and reports on project
• Advise on property taxes, regulations, and local laws
• Source maintenance costs and facilities management for clients
• Develop and maintain working relationships with contractors and subcontractors
• Utilize software to calculate, record, and track inventory and estimates
• Analyze completed projects to determine ROI and compare costs

Quantity Surveyor Requirements and Qualifications

• Bachelor’s degree/ Diploma in quantity surveying, construction engineering, management, or related field
• 3-5 years of general construction estimating experience, financial experience, construction experience, or related field is preferred but not required.
• Proficient in computer skills and Microsoft Office Suite
• Able to analyze financial records and apply data to improved results
• Strong aptitude for numbers, spreadsheets, and financial reports
• Experienced at compiling and following strict budgets; strong estimating and financial analysis skills
• In-depth understanding of construction, materials, pricing, and industry
• Able to analyze problems and strategize for better solutions
• Team player and ability to work and communicate with Project team members.

Key Responsibilities:

• Support the Tender and Bidding Team by measuring quantities, preparing the Bill of Quantities (BOQ), and reviewing contracts and drawings.
• Interpret specifications, handle Requests for Information (RFI) and clarifications, and prepare Requests for Quotation (RFQ).
• Develop the tender base cost, finalize the submission price, and compile all mandatory submission documents.
• Prepare a comprehensive tender cost proposal for management’s review.
• Attend site briefings and kick-off meetings, if applicable.
• Manage contract administration for assigned projects, including procurement of materials, main contracts, and subcontract administration.
• Analyze and evaluate price comparisons and costing summaries for project procurement.
• Use cost estimation software/tools effectively to support project pricing, sourcing, purchasing, and billing processes.

Requirements:

• Strong proficiency in cost estimation software/tools.
• Excellent analytical and numerical skills.
• Strong communication and interpersonal skills.
• Proven ability to manage and supervise contracts, pricing, and procurement processes.
• Experience in tender preparation, project costing, and contract administration is preferred.
• Detail-oriented with a strong focus on accuracy and efficiency.
