The Methodist Church in Singapore (MCS) is a connectional church comprising the General Conference, three Annual Conferences, local churches, and various agencies and organisations. Responsibilities and Duties

1. Property Portfolio Management

• Prepare strategy formulation to maximise rental and occupancy.
• Conduct research on industry needs, market trends, and competitor analysis.
• Co-develop tenant retention programmes with Leasing Market Agent (LMA) and monitor their effectiveness.
• Support and monitor the development of leasing policies, guidelines, and instructions to ensure they are relevant and updated.
• Monitor rental payments and manage arrears recovery actions.
• Address tenant’s feedback and tenancy-related issues promptly.
• Prepare and submit monthly lease management and tenancy schedule.

2. Planning and Monitoring on Contract Management and Process

• Plan, implement and manage upgrading works.
• Obtain competitive quotations or tenders for term contract works, ad-hoc repair, replacement works and upgrading works. Ensure that the procurement process comply with the approved procurement policy.
• Manage and evaluate the performance of service providers and contractors for the term contract works, ad-hoc repair, replacement works and upgrading works to ensure that all the works are carried out and completed according to approved budget, contract obligations, specifications, terms and conditions and project.
• Prepare a summary list of term contract services. Monitor the date of term contract expiry and execute the process of contract renewal. Update the summary list of term contract and ensure that agreement is endorsed before the contract expiry date.
• Ensure that suppliers and contractors submit the invoice for payment upon completion of the work. Verify and process the invoices for approval of payment upon receipt from suppliers and contractors.

3. Compliance with Standards and Property Administration

• Ensure the facility process comply with organizational standard and/or government regulations, e.g. property and facility operational or procurement policies observance or statutory facilities codes.
• Prepare and/or review periodic reports for Senior Management.
• Assist in communicating with decision makers and key appointment holders.
• Schedule Property Investment Panel (PIP) meetings, prepare presentation slides, join in the meeting and prepare the minutes.

4. Supervision of Facility Management Executive

• Plan, schedule and assign the work to the Facility Management Executive.
• Lead, train and guide the Facility Management Executive in the day-to-day operation.

5. Budgeting

• Prepare and compare the quotation received from service providers for the preparation of the budget for all the Investment and Ministries properties.
• Lead and prepare the annual maintenance and sinking fund budgets to be approved by relevant stakeholders.
• Monitor and ensure the planning and utilisation of the budget within the Financial Year.
• Monitor the allotted fiscal operating and capital budgets and expenses and ensure they are reasonably utilised.

6. Process Updates and Improvements

• Plan for updates or improvements of policies and procedures or similar reports for management review, revision or endorsements, e.g. electronic procurement submission (KRIS).

7. Any other tasks as assigned by the supervisor.

Job Requirements

• Diploma or Degree in Building/Property/Facilities Management from an established institution or university with at least 6 years of relevant working experience, preferably with supervisory skills.
• Strong spoken and written communication skills are required to collaborate with internal and external stakeholders.
• Have good project management and problem-solving skills to analyse issues and recommend solutions.
• Able to communicate effectively across many levels of committees headed by clergy and laity.
• Able to work well independently and under tight timelines.
• Proficient in MS Office Application (Word, Excel, Powerpoint).

What you will be working on

You will be involved in administering retirement-related withdrawal schemes. This includes overseeing Ordinary and Special Account (OSA) withdrawals for members reaching age 55, facilitating Retirement Account (RA) withdrawals through pledging, managing lump-sum withdrawals once members reach the PEA threshold, and handling exemptions for various conditions.

In this role, you will:

· Assist the Section Head in supervising a team of Managers and Executives responsible for the daily operations of retirement withdrawal schemes.

· Lead the team in navigating complex operations, managing incidents, and addressing appeals from CPF members, while seeking solutions beyond the CPF system and adjusting resource plans as needed.

· Identify and facilitate reviews of policies, legislation, processes, systems, and communications with stakeholders.

· Ensure that practices, legislation, systems, and communications align with business rules and objectives.

· Oversee project initiatives and system enhancements.

· Represent the group or department in Board-wide committees.

The role will be responsible for providing technical and functional expertise for Visa Acceptance Platform card present solutions to merchants, acquirers, payment service providers or technology partners. You will be required to work closely with regional & local sales teams, internal operations teams, and product teams to ensure success. Team Summary
The Head of Acceptance Sales leads a team of sales leaders and sales executives in the regional market support centre in Singapore and throughout the Asia Pacific region. This team are accountable for driving sales, revenue growth and overall market adoption of Visa’s expanding range of solutions on the seller-side of the payments ecosystem. Identifying how customers define success and then linking Visa Products and Services to specific customer needs so they achieve their defined goals. 

The role reports to the Senior Vice President, Head of Value-Added Services, Asia Pacific, and is a key member of the Asia Pacific Value-Added Services leadership team.

The individual will contribute to Bank sales acceleration for Visa Direct in Asia Pacific.  This is a unique opportunity to be part of building a new ecosystem in the fast-moving world of payment and one of the key growth pillars in Visa Commercial and Money Movement business.

What we expect of you, day to day:

• Achieve annual sales goals of Visa Direct, in partnership with local sales and account executives
• Working with individual market sales as specialized seller to help customers further understand product value proposition and building business cases
• Develop sales strategy for sales acceleration, including determining high potential client targets, use cases, verticals, etc.
• Work with cross functional partners across the region to ensure we have what we need to be successful with our clients
• Work with Visa Direct Solutioning and Product teams to develop the go-to-market strategy and ensure we have the right value proposition and product construct to meet client needs
• Work with Marketing to ensure our client facing materials are excellent and help accelerate the learning and sales process
• Work with Communications to share progress and growth to external audiences through a communication plan, PR, conference events, etc.
• Work with Finance to ensure appropriate deal structure, modelling and approval process are in place
• Work with Legal to ensure client contracts that drive to successful outcomes for both Visa and our clients
• Ensure in-country sellers are equipped and able to sell Visa Direct to clients, and work with the training liaison to drive ongoing sales training for the in-country sales team so they are equipped with the knowledge
• Help sellers trouble-shoot and overcome client objections
• Develop and execute a process to capture client feedback on product and value-added services, and socialize with other Visa teams, in particular the Visa Direct Platform team

Team Summary

The Regional New Business Development team is responsible for growing the acceptance and usage of Cybersource throughout the Asia Pacific (AP) region. The team is responsible for targeting net new merchants, acquirers and payment service providers as well as other companies accepting or facilitating payments to add them to our growing client portfolio.
