• Ensure shopping centre operations are in optimise condition
• Build good rapport with tenants, contractors, and superior landlords
• Prepare and monitor tenant renovation and reinstatement work
• Supervise submission to related parties and authorities including Superior landlord
• Study and implement mall reconfiguration & AEl work/project
• Plan and implement preventive maintenance measures
• Supervising shopping centre day-to-day operation and term contractors
• Supervise and review the standard of service contractors
• Facilitate and ensure contractors complete repair and maintenance work in accordance with timelines and standards
• Take control of emergency management including evacuation and reporting to relevant authorities
• Propose annual budgeting of department, taking control of expenditure and capex

Requirements

• Preferably with more than five (5) years relevant working experience in a company dealing with shopping centre management
• Bachelor's degree, preferably in Building/ Mechanical/Electrical Engineering/Facilities
• Management /Real Estate Management studies or equivalent
• Excellent organizational, communication and planning skills
• Strong critical and analytical skills
• Knowledge of AutoCad software is advantageous

Role Objectives:

The Service Manager oversees elevator and escalator maintenance operations within a designated area. This role ensures alignment with company values and policies while driving sustainable growth by exceeding customer expectations.

Key Responsibilities:

1. Safety

• Implement, monitor, and manage safety protocols in compliance with corporate guidelines and employment laws.
• Ensure timely incident reporting for equipment failures, product safety issues, or near misses.
• Conduct toolbox talks, safety walks, and inspections to maintain a culture of safety.
• Ensure completion of Periodic Safety Inspections and address corrective actions promptly.

2. Business Growth & Profitability

• Manage operations within budget to meet reliability, cost, and profitability targets.
• Collaborate with the Service Contract Manager to convert equipment from free maintenance to paid portfolios and renew contracts with necessary adjustments.
• Recover lost maintenance contracts and explore repair and upgrade opportunities with customers.
• Optimize staffing needs, route organization, and workload distribution to improve operational efficiency.

3. Customer Satisfaction

• Build and maintain strong customer relationships to understand needs and address concerns promptly.
• Conduct periodic inspections to ensure service quality and client satisfaction.

4. Maintenance Fulfillment & Quality Improvement:

• Drive breakdown reduction programs in collaboration with technical teams to improve portfolio reliability and performance.
• Ensure the timely implementation of corrective actions as instructed by the head office.

5. People Development

• Enhance the technical and non-technical skills of the service team to ensure compliance with procedures and customer satisfaction.
• Address skill gaps and foster continuous development within the team.

Qualifications and Experience:

• Education: Bachelor’s degree, preferably in engineering, with financial understanding.
• Skills: Strong customer and people orientation, effective communication, and leadership capabilities.
• Experience: Minimum of 5 years in the service industry, ideally in industrial or engineering goods sectors.
