(3) Ensure the timely receipt of design drawings for subcontractor tender.

(4) Attend the respective site meetings on a monthly basis.

(5) Ensure that the site managers / engineer attend their respective design meetings on a monthly basis.

(9) Prepare and attend pre-construction meetings with Business Development and Operations for assigned projects.

(10) Co-chair internal design review meetings with Project Management for assigned projects.

(11) Conduct monthly Client project-update meetings for assigned projects.

(12) Provide project updates to the Deputy Director (Projects) or Assigned Senior Project Manager as and when required.

(13) Sign-off design drawings for assigned project tenders to subcontractors.

(14) Sign-off cost reports for assigned projects.

(15) Recommend Client progress claims for assigned projects.

(16) Negotiate and Recommend works order to subcontractors for assigned projects.

(17) Negotiate and Recommend award of subcontracts for assigned projects.

(18) Review and Recommend on variation advices to Clients for assigned projects.

(19) Negotiate and Recommend on variation orders from subcontractors for assigned projects.

(20) Recommend the dating and issuance of (joint) subcontractor warranty documents for assigned projects.

(21) Approve on site/ keys handover to the Client for assigned projects.

(22) Recommend on formal notifications to the Client for assigned projects.

(23) Recommend on post-DLP maintenance / rectification expenditures for assigned projects.

(24) Recommend provision figures to Director (Projects) or Deputy Director (Projects) or Assigned Senior Project Manager for potential project cost / claims.

(25) Review design drawings for value engineering and constructability considerations.

(26) Coordinate and verify subcontractor proposals for assigned projects during the award stage.

(27) Ensure compliance to cost report submission timelines.

(28) Negotiate subcontractor deductions for project non-compliance and breaches.

(29) Administer Project Management resources to oversee the following matters for assigned projects:

(30) Compliance to key legal obligations in relation to the project;

(31) Flow through of Client contract obligations to the subcontractors;

(32) Project schedule and site progress;

(33) Adherence to Client progress claims;

(34) Formal project certifications, including handover certificates;

(35) Defect rectification progress, particularly during the handover / final statement claim stage;

(36) Any legal claims from the Client or subcontractor;

(37) Maintaining relationships with the Client;

(38) Maintaining relationships with relevant authority officers.

(39) Administer the filing and archiving of assigned projects documentation.

(40) Submit project progress reports for the Management Review.

(41) Recommend improvement on existing Project Management procedures / processes, including documentation.

Requirements（要求）:

(1) Must be a local Singaporean with a practicing license.

(2) A deep understanding of the overall situation and operation of Singapore construction projects, and good relationship with the authorities will be preferred

(3) 15 years of experience in the planning and construction of large-scale public building renovation projects.

(4) Proven track record as a renovation construction manager in large-scale projects, managing internal / external stakeholders – HSE, QA, Subcontractors, Suppliers, Client, Authorities.

(5) Proficiency in planning, scheduling, and resource management

(6) Capatable to identify and address construction challenges and issues promptly.

(7) Excellent ability of organization and problem-solving skills, with the ability to prioritize tasks and manage multiple tasks simultaneously.

(8) Good communication and interpersonal skills to collaborate effectively with various stakeholders.

(9) Demonstrate leadership abilities and the capacity to motivate and develop a team.

(10) Fruitful knowledge of safety and regulatory compliance requirements related to construction logistics.

(11) Profound knowledge of renovation construction and technologies.

(12) Excellent coordination skills and communication skills in English and Chinese, both verbal and written.

(13) Ability to multi-task and be flexible/adapt to rapidly changing project requirements or timelines.

(14) Able to work under tight deadlines and pressure.

(15) Bachelor's degree in Civil, Mechanical or Electrical, or a related field.
