• Act as Company Security Officer (CSO) and plan ISPS audits for designated fleet/vessels within the required timescales. Monitor required reporting of entries into HRA/War risk areas and Armed Guards as required.
• In conjunction with the Shipboard team prepare vessels for inspection/audit by PSC, Flag, Oil Major, CDI and similar bodies.

Leadership

Authorise selection process of Senior Officers for assigned Vessels, build and maintain a professional and effective working relationship with senior ship colleagues to influence the development of a strong safety culture. Conduct Senior Officer Performance Appraisals in accordance with VMS procedures and play an active role in their personal development.

PMS

Responsible for PMS, to ensure that the job descriptions and maintenance intervals assigned to all machineries is as per makers manual, and that repairs history / spares consumed are correctly recorded in ShipSure for future reference and insurance claims / audits.

Client

Serve as the first contact point for the assigned vessels and liaise with respective Clients. Provide timely & accurate reports to Clients regarding the management, expenditure & condition of the Vessel as per the SMA and as agreed with the Clients.

Monitor

Monitor vessel performance trends including speed, fuel and lubricating oil consumptions, and implement timely remedial actions where these are outside agreed or expected parameters. Monitor and energy consumption on board the ships, ensuring that the vessels are operated most economically at all times.

Report Issues

Ensure that any issues that affect, or may affect, the safety, environmental or operational performance of assigned vessels are reported in time.

Planning

Plan Dry Dock, Vacation, Ships inspections and other absences with your Fleet Manager to ensure a consistent service to your Customers. Prepare ‘visitation’ plans to gain thorough knowledge of the assigned vessels and safety culture onboard.

Quality

In conjunction with the Shipboard team and the Marine Superintendent prepare vessels for inspection/audit by PSC, Flag, Oil Major and similar bodies.

Deficiencies which can have an adverse effect on the commercial operation of the ship should be promptly reported to your line manager. Ensure all third party inspections are passed and that observations match individual KPI.

Reporting

To be an advocate of ShipSure and ensure it is properly utilised within the fleet cell. Support and assist colleagues where required and provide constructive feedback to aid continuous improvement of the system.

Finance

Work with relevant members of the Fleet Cell and Vessel to co-ordinate all information required for the preparation of the vessels’ running cost budget. Maintain strict control of all aspects of vessel expenditure. No out of Budget spending without prior consent of the Client.

The Position

The Regional Strategic Account Manager Poultry (RSAM) is responsible for growing and managing business relationship with our strategic customers across the ROPU. 5. ORGANISATIONAL ALIGNMENT

• Serves as a first line single contact for ROPU/Global Strategic Account Management in alignment with ASKAN poultry leadership.
• First line of escalation to the global functions in case of customer demands (pricing, supply, key investment...etc)
• Provide support and suggestions to SEASK / Local SAMs/Global Customer management to facilitate potential negotiations with Customer.
• Ensures communication to key accounts stakeholder and to the Boehringer Ingelheim Management.

• Understands the formal and informal Customer structure including decision making and influence maps.

Job Responsibilities

1. Building and Maintenance

• Support the Manager in the execution of preventive and corrective maintenance to ensure that the facilities at CDAC Headquarters and Centres are maintained to high standards.
• Assist in ensuring timely troubleshooting, service, and maintenance operations across all sites.
• Respond promptly to service requests and carry out maintenance tasks related to building and mechanical/electrical (M&E) services at CDAC locations.
• Conduct regular inspections of premises to assess the need for repairs or renovations.
• Assist to plan and oversee the installation of M&E services, as well as building refurbishments.
• Monitor utilities consumption and implement measures to optimise cost efficiency.

2. Contract, Project, and Budget Management

• Assist to prepare tender specifications for building works.
• Assist to administer maintenance budgets, performing cost analysis and forecasting to ensure efficient resource allocation.
• Assist to manage contracts with service providers for services such as landscaping, security, cleaning, electrical systems, and air-conditioning maintenance.
• Coordinate with suppliers and service providers to ensure maintenance work adheres to contractual and procedural standards, including compliance with Standard Operating Procedures (SOPs).
• Maintain basic technical knowledge of M&E systems, including fire protection, audio-visual (AV), and air-conditioning, mechanical ventilation (ACMV) systems.

3. Compliance Monitoring

• Assist the Manager in ensuring that facilities meet government regulations, including health and safety, security, and energy efficiency standards. This includes adherence to Workplace Safety and Health (WSH) policies and Environmental Management Systems (EMS).

Requirements

• Minimum Diploma in Building Services, Engineering, or a related field.
• At least 2 years of experience in building facilities maintenance and project management, particularly in Additions & Alterations (A&A) works.
• Basic technical expertise in building maintenance.
• Ability to read construction and M&E drawings is a must.
• Strong independent work ethic with a focus on planning, execution, and delivering results.
• Excellent analytical, problem-solving, communication, and interpersonal skills.

Job Description:

• Ensure at all times that fire safety requirements contained in the Emergency Response Plan are complied with;
• Supervise the maintenance of all fire safety works in the premises;
• Ensure at all times that the occupant load of any part of any building does not exceed the capacity prescribed under the Fire Code;
• Conduct daily checks within the premises and remove or cause to be removed any fire hazard that is found within the premises;
• Prepare and execute the Emergency Response Plan for the premises and distribute the Emergency Response Plan to the occupants of the premises; (ii) conduct fire drills for the occupants of the premises at least twice in every calendar year or on such occasion as may be directed by the Commissioner;
• Ensure that all occupants are familiar with the means of escape located within the premises;
• Prepare fire safety guidebooks for the occupants of the premises; train, co-ordinate and supervise the Company Emergency Response Team for the premises in first-aid, fire-fighting and evacuation in the event of fire or other related emergencies;
• Train the occupants in the premises in first aid, firefighting and evacuation in the event of fire or other related emergencies;
• Co-ordinate and supervise the occupants within the premises in firefighting and in evacuation in the event of fire or other related emergencies;
• Conduct at least 2 Table-Top Exercises within the premises each year and to evaluate, together with the Fire Safety Committee, the effectiveness of the Arson Prevention Plan and the Emergency Response Plan for those premises;
• Prepare and implement the Arson Prevention Plan for the premises;
• Organise campaigns, training courses, competitions, contests and other activities which will develop and maintain the interest of the occupants within the premises in establishing a fire safe environment;

Requirement:

• Must have valid Fire Safety Manager certification
• Preferably with 2 to 3 years' experience as a Fire Safety Manager or related experience in a similar capacity
• Proficient in Microsoft Word, Excel and Powerpoint

Job Responsibilities:

• Overall responsible for the smooth and efficient operations of the property.
• Monitor day-to-day facilities and maintenance operations.
• Involve in ad-hoc project management and to undertake feasibility studies.

• Review processes and workflow to maximize tenant's satisfaction.
• Handle tenant’s complaints, maintain a record of feedback and take remedial actions to resolve issues.
• Establish and maintain strong and positive relationships with all landlords, tenants, vendors and contractors.
• Conduct regular inspections of properties and perform preventive maintenance to keep the property functioning in good condition.
• Ensure compliance of safety & building regulations and all other statutory requirements.
• Be part of the CERT team and assist in the coordination of drills, exercises and trainings to ensure it is carried out as per schedule.
• Perform any ad-hoc task as assigned by the management.

Requirements:

• Degree in Hospitality, Business, Management or equivalent.
• Minimum 5 years of proven work experience in the Hospitality (specifically in Rooms) or Property Management industry.
• Strong leadership skills, and excellent at navigating in an unstructured environment.
