Job Requirements:

Site Selection and Acquisitions Department

The Site Selection & Acquisitions team is responsible for delivering quality sites for Vantage’s data center development. The team sources, evaluates, pre-qualifies, and completes initial due diligence leading to site acquisitions that support Vantage’s data center business across APAC. Position Overview

The successful candidate will be responsible for managing various data center site selection activities in line with Vantage’s strategic goals. Key elements of the role will include site selection for specific regions or markets, coordination with the Strategy and Market Intelligence team to deliver quality sites capable of supporting hyperscale data center campuses. This role is responsible for the acquisition strategy through pre-qualification, site due diligence, acquisition, closing and post-close management. Delivering sites in the identified markets for Vantage to continue to expand across APAC will underpin all aspects of the role. Essential Job Functions

• Deliver quality sites in identified markets within key performance indicators regarding timing, project schedule, costs, risks, and technical requirements.
• Manage various aspects of site selection, land use approvals, negotiations with landowners, developers, community outreach and entitlement process with local authorities having jurisdiction’s.
• Coordinate local efforts with the various city planners, city councils, utilities and other relevant stakeholders that are critical to a project’s success in the various local markets.
• Represent Vantage in the best light to local officials and effectively communicate the benefits and value of wholesale data center campuses in their vicinity.
• Execute near term and multi-year strategic plans for the portfolio in conjunction with the Company’s Strategy and Market Intelligence, Sales, Corporate Development teams.
• At the appropriate time, transition projects to the New Development Team.
• Maintain responsibility for Seller/ developer engagement for all sites through the Design/Build/Operate cycles for activities related to Site Selection responsibilities.

Duties

• Based on direction from Strategy & Market Intelligence and Energy Site Selection teams, deliver site selection options for new and existing markets within specified target areas.
• Down select sites, negotiate best-in-class commercial terms for transactions and manage acquisition through closing and title registration.
• Be the subject matter expert to the internal Vantage teams downstream of Site Selection on all site characteristics and transaction details.
• Ensure all site data is stored, reported, and incorporated into Vantage plans-of-record.
• Provide support to the New Site Development, Design & Engineering, Construction and Operations teams from concept through shovel ready state.
• Coordinate with local real estate brokers/agents and consultants who will assist us in locating target properties.
• Ensure lessons learned are held and placed in the feedback loop to drive continuous improvement.
• Report status of all projects progressing through due diligence (risks, schedule, quality, and budget) to management.
• Stay abreast of new technologies and opportunities to innovate build models and impact site selection methods, approaches, and criteria.
• Coordinate with Finance, New Site Development/Design & Engineering/Construction Management Teams to establish project budgets and analyze design impacts on build costs and submit approval packages to the Executive Team. Coordinate with local authorities, utilities, and government officials (with Executive support/approval).
• Carry out preliminary evaluation of all new sites and new geographical markets across APAC. This includes the preliminary screening of all incoming new sites and opportunities, assuring all required documentation are gathered and analysis undertaken.
• Assist in managing and expediting development activities and communicating entitlement and approval timelines.
• Working with our internal Counsel and local counsel, oversee the drafting of all relevant acquisition documents within the acquisition life cycle, including Letters of Interest, Bid Documents, all forms of non-binding offers, Sale and Purchase Agreements, Asset Purchase Agreements, Share Purchase Vehicles, and related acquisition vehicles with the support of the Site Selection Manager and/or Transaction Manager.
• Determine project feasibility, environmental review, due diligence, and risk assessment.
• Effectively and constructively manage and coordinate the services of professional consultants such as planners, land use attorneys, energy development, and connectivity consultants, environmental, emissions, and others.

Skills, Knowledge & Experience

• Extensive experience in sourcing, negotiating, and acquiring large, complex sites with a high volume and velocity of deal flow across APAC (with particular emphasis on Australia, Japan, Korea).
• A strong business network across the real estate sector (C-Suite access).
• Minimum of +10 years’ experience in a real estate role for large, complex infrastructure projects.
• Bachelor of Science degree in City Planning, Commercial Real Estate, Civil Engineering, Law, Surveying, or related field.
• Direct, hands-on experience in negotiating acquisitions and acquiring sites zoned for industrial, technical, or data center uses is a must.
• Strong IT skills; ability to use multiple communication tools and packages
• Tableau and Power BI skills preferred.
• ArcGIS skills highly preferred.
• Must possess excellent analytical skills with understanding of real estate finance, project IRR, and discounted cash flow analysis.

Global Marketing and Public Policy Department

The Global Marketing and Public Policy team is responsible for Vantage’s brand, identity, and positioning in the global marketplace. The team leads public and analyst relations, as well as public affairs, to ensure all constituents are educated on Vantage’s products and services while advancing the company’s position on data center public policies. The team partners with sales, design, engineering, construction, finance, legal, and other functions at Vantage to grow market share, acquire and retain customers, launch products, represent the company before governments, and expand into new markets. Position Overview

In this newly created role, the Director of Public Policy will be the person primarily responsible for developing, implementing, and reporting on the company’s public affairs program across APAC. The Director of Public Policy will partner with various internal stakeholders to determine Vantage’s policy priorities and build relationships with key stakeholders across multiple geographies to implement policy objectives. Additionally, the Director of Public Policy will engage directly and through third parties such as consultants (e.g. lobbyists) and trade associations at the local, regional, national, and international levels of government in APAC to advocate for Vantage’s position on a variety of topics such as energy availability, sustainable development, tax treatment, foreign direct investment, and data sovereignty, among others. Moreover, the Director of Public Policy will closely collaborate with Vantage’s Legal & Compliance, Finance, New Site Development, International Business Development, Design & Engineering, Construction, and Operations teams to help mitigate risk, ensure compliance with applicable laws, and assist with the development of quality sites for data center development, including seeking incentives and pursuing site opportunities.

Essential Job Functions

• Build and manage a public policy framework, including a strategy, program, and budget, from the ground up to support Vantage in both current and expansion markets across APAC.
• Research, identify, and track current and emerging policy and political issues impacting the data center industry across APAC, and engage internal stakeholders to determine company’s position, priorities, and risks.
• Develop and implement strategies to navigate and influence relevant legislation and regulation; engage with government, industry, and economic development constituents; and create stakeholder maps and contact plans for key decisionmakers and influencers.
• Collaborate with Vantage’s business development, new site development, design, construction, operations, sustainability, tax, and legal teams to mitigate risks and pursue site and market entry opportunities, establishing a cadence of regular briefings and reporting.
• Engage on pre-development processes, including researching policy drivers in new markets, identifying site and incentive opportunities, and pursuing incentives for data center development, as well as assisting with permit and zoning applications as necessary.
• Work with Legal & Compliance to establish frameworks and processes to ensure Vantage’s compliance with applicable laws and regulations.
• Create and manage a community engagement program in jurisdictions where Vantage operates or plans to operate in APAC to promote Vantage as a socially responsible corporate citizen.

Duties

• Monitor policy and political developments across APAC; track and report on issues of importance to Vantage and the data center industry.
• Draft positioning statements and external-facing documents; prepare presentations and talking points for internal and external meetings, as well as manage briefings for executives and key external stakeholders.
• Research and write white papers and other materials in response to government requests for information, and to support applications for economic development incentives and government approvals.
• Engage with governments across APAC by advocating for Vantage’s position in full compliance with applicable law and regulations.
• Attend government and industry meetings to testify or comment on Vantage’s behalf.
• Participate in various chambers of commerce, trade associations, and industry coalitions as a proponent of Vantage and the data center industry.
• Hire and manage third-party consultants (e.g. lobbyists) and, over time, build and manage local public policy team in key markets.
• Partner with marketing and other business teams to develop messaging, collateral, and public relations materials.
• Promote Vantage’s commitment to sustainability, diversity, and inclusion; engage in the community supporting Vantage’s role as a socially responsible corporate citizen.

Job Requirements

• Bachelor’s degree in political science, business, economics, law, or a related subject is required. Graduate degree in a related field is a plus.
• 5-10 years of hands-on experience building or executing a new public policy program from the ground up in APAC is required.
• Solid understanding of policies related to data centers, including energy, taxes, sustainability, construction, workforce, economic development, etc., with the ability to navigate through complex issues at multiple levels of government (e.g. local, regional, national, and international) is highly desired.
• Strong skills in policy analysis and presenting complex ideas clearly and simply in front of large groups and to policy and business executives.
• Demonstrated good judgment and experience in ensuring compliance with local and national lobbying, anti-bribery and corruption laws, and industry best practices for ethical behavior.

As our Director of Interior Design, you will be responsible for the overall vision and strategy of that practice, as well as overall quality and performance. You will drive the combination of design and client strategy that leads to unique solutions with significate market impact, developing and implementing relationship strategies with clients, hotel brands, and others that reinforce our position as a preeminent luxury hospitality design firm.

You will serve as a primary liaison to clients, representing BLINK’s design and professional performance, and you will be a public face of BLINK, actively involved in marketing and business development in a seller-doer role, responsible for new and repeat business, with a target of S$5+ million per fiscal year.

BLINK is organized around a highly collaborative studio model. You will work in partnership with the Studio Management Leader to ensure the highest level of operational performance for design and execution of the portfolio of work assigned to your studio. Both of you will work directly with the Co-CEOs, who are responsible for the creative and management success of BLINK.

Support origination, execution and admin & compliance support of structured credit / private financings to corporate, institutional and ultra-high net worth clients across the Asia Pacific region, leveraging on the extensive client network of SMBC and its subsidiaries and affiliates.

Basic qualifications

• A minimum of 10 years of relevant public policy experience on issues pertaining to electric power systems and grid infrastructure. Experience working with energy markets and regulations is essential.
• Knowledge of and experience with the electric power industry across the APAC regions in which AWS operates, and demonstrated expertise in transmission systems, electricity markets, and energy regulation, paired with a passion for innovative thinking about sustainability, energy, and infrastructure policy development.
• Strong understanding of and experience with organizations involved in energy policymaking across the APAC region.
• Deep, region-wide hands-on technical experience with utility industry stakeholders, market rules, and regulatory environments.
• Strong communication skills, both written and verbal, with demonstrated expertise in writing and explaining complex policy topics to a wide variety of non-policy audiences, including experience and comfort with public speaking.
