The Property Operations Manager will be responsible for overseeing the day-to-day operations of assigned properties, ensuring efficient maintenance, implementing inspection and maintenance programs, and managing various projects.
Responsibilities:
- Operational Management: Manage day-to-day operations of assigned properties, including service contracts, supervision of alteration works, and implementation of maintenance, capital works, and special projects.
- Maintenance Programs: Implement Inspection and Scheduled Maintenance Programs for properties, covering lifts and other fixed assets. Liaise with Integrated Facilities Management (IFM) teams to ensure efficient property maintenance.
- Cost Optimization: Implement initiatives to reduce short and long-term operating costs.
- Service Provider Monitoring: Monitor the performance of service providers on an annual basis.
- Project Management: Project manage storage fit-out work on an ad-hoc basis.
- Marketing and Leasing Support: Assist in the implementation of marketing and leasing strategies to improve property occupancy rates.
- Compliance: Ensure compliance with all statutory rules, regulations, and property guidelines of the company.
- Stakeholder Relations: Maintain positive relationships with clients and tenants.
- ESG Initiatives: Assist in relevant Environmental, Social, and Governance (ESG) initiatives, application processes, and obtaining green certificates for company-owned properties.
- Regional Travel: Occasional travel within the region to inspect properties, suggest improvement plans, supervise ad-hoc projects, and monitor regular property maintenance work.
- Undertake any other work scope related to property management as assigned from time to time.
Requirements:
- Bachelor's degree in Property Management, Facility Management, Business Administration, or a related field.
- Proven experience in property operations and management.
- Demonstrated experience in overseeing maintenance programs, projects, and service contracts.
- Knowledge of local and regional property regulations and compliance standards.
- Strong analytical and problem-solving abilities.
- Demonstrated ability to maintain positive relationships with clients and tenants.
