Job Responsibilities
- Formulate and implement effective marketing strategies to maximize rental and occupancy for the assigned properties and self-storage space.
- Source, develop and establish new clientele for self-storage user through various channel including but not limited to tapping on business contact from the parent group, networking with various industry user, communities surrounding the property etc.
- Develop various business, pricing and engagement model for the various clientele, monitor take-up of self-storage space, understand clientele requirement, suggest product changes with the view to create new business line to enhance space take-up.
- Conduct market research to understand industry needs and maintain up to date market benchmarks of rental and occupancy for industrial properties and self-storage space, which will form part of the Annual Marketing Plan to be reviewed on a half yearly basis.
- Secure new tenants by identifying and showing prospective tenants and self-storage user available spaces at the approved rental rates and terms to the interests of the Company.
- Discuss renewals and expansion plans with existing tenants and self-storage user to retain occupancy with positive rental reversions.
- Source and manage leasing pipeline and to improve current conversion of leads to deals for industrial space.
- Identify and maximise all existing and potential sources of income from the assigned properties.
- Increase properties occupancy by working with real estate professions, local newspapers and other forms of media.
- Establish, maintain and strengthen business relationship with tenants and self-storage user and in turn develop deeper understanding of tenants’ and self-storage user needs, future plans and internal decision making process regarding to their space requirement.
- Assist to prepare leasing reports and other ad hoc reports required from time to time.
- Comply with both internal and regulatory guidelines and obligations of the Company.
- Assist in preparation of feasibility studies, negotiation with prospect on commercial term and preparation of necessary agreements.
- Any ad-hoc tasks that may be assigned from time to time
Job Requirements
- Degree in Real Estate/ Property Management/ Business Management/ Marketing or equivalent.
- Possess minimum 8 years of related working experience.
- Strong communication and interpersonal skills to effectively engage both internal and external stakeholders
- Adaptable, able to multi-task and work well independently and in a team.
- Strong leadership, team management, and team-building skills.
- Ability to work independently, prioritise tasks, and meet deadlines.
