Assistant Manager, Island Investment

JOB RESPONSIBILITIES

1) Conduct market research to identify upcoming industry trends, competitors and business opportunities in the tourism space. Ability to interpret data and make recommendations.

2) Identify and source for potential investors in the various verticals to take up space/land plots for development and activation of tourism/leisure/lifestyle related experiences.

3) Ability to influence prospects and tenants to conceptualise, implement initiatives that are aligned with the company’s brand values and vision.

4) Administer and manage portfolio of leases, tenants and licensees to achieve highest returns on properties.

5) Implement strategies and initiatives to continuously improve and enhance the island’s tenancy mix and business performances. This could include bringing in differentiated and world-class attractions, F&B and retail concepts that are aligned with Sentosa’s portfolio strategy and Sentosa Brand Values.

6) Launch tenders / marketing exercises, prepare recommendations to management, and ensure timely delivery of projects.

7) Handle lease negotiations for new leases and renewals to achieve highest returns on properties and to minimise rental downtime. Preparation of lease, tenancy and temporary occupation license agreements.

8) Manage rental arrears and negotiations with tenants to achieve revenue budgets.

9) Manage enforcement of Landlord’s rights under tenancy agreements where necessary.

10) Manage appointed valuers and marketing agent(s) in the leasing of the Island's properties.

11) Understand land leases and licences and to work closely with internal stakeholders to manage and execute projects. This could include property upgrading and asset enhancement works.

12) Develop and maintain positive relationships with internal and external stakeholders to ensure win-win e.g. tenants, government / other agencies etc.


REQUIREMENTS

1) Degree in Real Estate, Business, Economics or related discipline

2) At least 5 years of relevant working experience

3) Experience in managing commercial spaces is essential

4) Strong real estate, finance and project management skills

5) Possess good analytical capabilities.

6) Experience in multi-stakeholder management

7) Ability to multitask, work independently, and work in a fast-paced environment.

8) Flexible and resilient, quick learner who can adapt to shifts and changes.

9) Good communication skills, both written and spoken

10) Team player with good interpersonal skills
