M&E Systems
- Assist the M&E Executives in the overall day to day maintenance and operations of building and M&E systems.
- Monitor and ensure the systems operate efficiently and safely and in accordance with the design specifications and intent.
- Monitor & supervise the execution of Preventive Maintenance Plan.
- Procure M&E and building parts for repairs and replacement.
- Administer PTWs.
- Vendors management and verify works upon completion.
- Coordinate and supervise maintenance activities to ensure contractors / vendors and technicians complete all repair and maintenance work within the required timelines and standards.
- To inspect/supervise/test plumbing fittings periodically to uncover any defects, by-pass timers and controls periodically to turn on lights to check for defective ones.
- Lead, supervise and provide guidance to the technicians.
- To monitor utilities consumption and reading of building equipment and fittings for irregular consumption and take corrective measure if necessary.
- To review and recommend for approval cost-saving or cost-effective measures to reduce consumption or measures that would increase durability.
Tenants’ Fit-Out & Landlord’s Subdivision / Upgrading Works
- Assist Tenant Service Executive in the handing over of premises to new tenants including preparing handing over document and making sure defects identified are timely rectified.
- Responsible for the co-ordination of tenancy fit out works and monitoring of fit out activities, especially on the M&E aspects.
- Review tenant’s submission together with Landlord’s vetting consultants and collate comments to tenants in a timely manner.
- Ensure compliance with Fit-Out guidelines.
- Check Tenant’s Post Fit-Out condition and document submission before recommending release of Fit-Out deposit.
- Review Fit Out Guide from time to time.
- Oversee tenant’s reinstatement works.
- Attend meeting with prospects, tenants, and Owner, and assist in completing questionnaires/RFPs.
- Attend to tenant’s request for additional power, Emergency Power, Additional Chilled Water.
- Assist tenants to open, close and/or terminate electricity accounts.
- Prepare weekly tenancy fit-out status reports.
- Manage and oversee the landlord’s sub-division works.
- Track budgets

Required Qualifications & Experience
- Diploma in Building Services/ Real Estate or its equivalent.
- Minimum 3 years of working experience.
- Good interpersonal and communication skills.

- Good organization, problem solving and communication (verbal and written) skills.
