POSITION GOALS
- Works with the Engineering Lead & Project team for the successfully delivering of Project under Property Services Perspective.
- To assist the Engineering Manager in the delivery of Services to operate and maintain the property including technical, maintenance, assets & Vendor management
- To provide comprehensive facility, critical environment management and technical services to the Client
- To build a sound working relationships with key representatives of the Client and key Suppliers/Service provider

External: Client contacts, Building Management Office and vendors
DUTIES & RESPONSIBILITIES
Project
- Work with the engineering team to ensure M & E system resilience in the design phase
- Attend the project development committee meeting
- To undertake necessary due diligence for the reviewing of the tender drawings, shop drawings, material catalogue
- Review and witness the Site Acceptance Test (SAT) for major M & E equipment and to provide comments if any
- Work with the team for the successfully take over of the white space (Comms room and comm closets)
- To monitor if there are any alarms activation for the white space and to escalate to the vendors for the immediately rectification work if need be
- To provide guidance to the technician to understand on the operation of the new equipment installed
- Development of new SOPs and EOPs for the new site
- Ensure documentation of OMM & as built drawings are in order
- Snagging and de-snagging of the site in preparation of go-live
Operations Management
- Understand the operational & technical requirements of the site
- 24/7 emergency call support and to attend any critical ACMV, Fire & Electrical Services fault on site with Lead & Technicians
- Ensure scheduled programmed maintenance carried out as per 52 weeks planner.
- Ensure alignment and compliance to established policies and standard operation procedures for the management of the Client’s critical environment (CEM)
- Ensure proper engineering documentation and adherence to the established change management controls.
- Manage outsourced service contracts, including inspections and quality management of service delivery.
- Carry out spot check on work executed by vendor on site to ensure compliance to service level agreement and work method of statement.
- Involvement in planning and executing all move, add and change work (MAC) with liaison with BU, IT and vendors.
Risk Management
- Access Vendor Risk assessment & Method Statement before work
Administration
- Work with Engineering Lead on contract/ SOP documentation, ensure all contract/ SOP information updated in a timely manner, and maintain a register of all maintenance contracts.
- Assist on contract RFQ (request for quotations)
- Assist to maintain all operation and maintenance manuals for hard service equipment
- Work with Engineering Lead on administer the various reporting website and ensure that all reports and other relevant data is regularly updated.
EMPLOYEE SPECIFICATIONS
Experience, Education & Qualifications
Relevant experience in handling critical M&E systems for building or offices, e.g. UPS, Generator, CRAC, ACMV, Fire Suppression (FM200), Pre-action sprinkler. Knowledge and exposure to data centre will be preferred.
A minimum of 5 - 7 years’ experience in the corporate real estate, facilities, construction and /or property management industry.
