Your primary duties include scheduling and coordinating maintenance, repair, and refurbishment of Bedok Methodist Church’s (BMC) building, equipment, and facilities; responding expeditiously to emergency maintenance; and monitoring our long-term contractors’ work performance.
In addition, you will also work closely with the Operations Manager on Request for Quotation (RFQ) processes, assist the Property Committee in evaluating and awarding contracts, and follow through with contracts awarded.
You will work five days a week including Saturdays, and weekday evenings where necessary.
RESPONSIBILITIES
- Conduct inspections and identify areas in BMC requiring maintenance, repair, or refurbishment (including but not limited to: electrical, mechanical, plumbing, and carpentry works) and schedule and coordinate the works accordingly.
- Monitor the expiry of licenses including but not limited to: Energy Market Authority (EMA) licenses, lift permits, Licensed Electrical Worker (LEW) certification, building inspections, and electrical switchboard inspections.
- Work closely with Operations Manager on Request for Quotation (RFQ) processes, assist Property Committee in evaluating and awarding contracts, and follow through with contracts awarded (including but not limited to: conducting technical briefs, monitoring sub-contractors to ensure timely and proper execution, Workplace Safety and Health).
- Maintain equipment loans and their status and maintain schedule for servicing and repairs.
- Liaise with cleaning contractor, initiate discussions on cleaning schedules and cleaners’ performance, and conduct joint inspections.
- Keep sufficient supply of washroom products (including but not limited to: toilet rolls, paper towels, tissue boxes, hand soap and sanitisers).
- Be familiar with locations of electrical distribution boards, plumbing valves and stop valves.
- Be familiar with the alarm system and CCTV system, and assist in disarming BMC Sanctuary as well as opening rooms for church events.
- Be familiar with fire alarm panels and work with Fire Safety Manager to comply with SCDF requirements.
- Periodically inspect BMC premises to eliminate potential breeding spots and liaise with National Environment Agency (NEA) during ground inspections.
- Monitor and supervise gardening contractor and gardening works.
- Respond promptly to and report emergency breakdown and calls for assistance.
REQUIREMENTS
- A relevant Polytechnic or Institute of Technical Education (ITE) diploma, or qualifications in building maintenance, with at least three years of proven experience in facility maintenance work.
- Able to do minor plumbing and electrical repairs.
- Responsible, honest, reliable, and hardworking.
- Conscientious in achieving good housekeeping, with a systematic approach for a clean and organized workplace to enhance productivity.
- A team player with the ability to work independently.
- Excellent interpersonal and communication skills to work with church leaders and members, Bedok Methodist Preschool (BMP) staff, and visitors.
- Basic Microsoft Office skills.
- Able to commence work immediately or within short notice.
