Responsibilities
- Daily inspection of the building to ensure that it is in satisfactory and serviceable condition, and where necessary, follow up with rectifications or recommendations to the Management.
- Work functions may include security management, cleaning, landscape, waste management, irrigation system, lifting system, carpark system, building defects and repair, etc. and overseeing the fire & safety matters
- Control and manage the use of common amenities and facilities in the Building.
- Ensure building components are serviced regularly by term contractors according to schedule and scope of work.
- Conduct regular inspections to ensure that the building is in good condition, e.g. cleanliness, car park and signages etc..
- Follow up with rectifications and make recommendations to the Management. Coordinate with the M&E team on the required testing or inspection to be carried out during the unit's fit-out and reinstatement work.
- Act as Company’s Emergency Response Team (CERT) member for the development
- Budget Control and Preparation for Operations and Capital Expenditures
- Conduct regular inspections of the fire protection facilities and systems and ensure that the systems are satisfactory and serviceable. When necessary, follow up with rectifications or recommendations for rectifications to the Management.
- Execution for Fire Drill exercise.
- Liaise with the public, tenants and relevant authorities on the required implementation of improvement Works
- Assist in contract administration and procurement of goods and services, manage and maintain proper records, files of correspondence, documents and materials about Building and Contractors
- Creating and maintaining good rapport with tenants and attending to their feedback and attending to emergencies when the need arises after office hours
Job Requirements
- Recognized Degree / Diploma in Building Management & Services, or equivalent
- Good interpersonal and communication skills, both written and spoken
- Customer service oriented with a positive attitude
- Good team player and able to work independently
- Relevant experience in commercial properties, including carrying out routine inspections, following up on tenants’ complaints, arranging of repair and maintenance work
