Job Description:
We are seeking an experience and dynamic talent to join our team. This position will play a pivotal role in ensuring the successful execution of our boutique construction projects in line with our group of business.
Lead a team of project staff and provide necessary guidance and mentorship to ensure site activities are executed in accordance with high quality standard at specifications budget and time schedules
Responsibilities :
- Plan all construction sequences, operations and schedule intermediate phases to ensure project is completed on time and within cost structure.
- Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
- Prepare and regularly update Master Plan. Review manpower planning and monitor of work schedules to ensure orderly delegation of jobs and smooth operation.
- Responsible for exercising timely instructions to deal with the results of delays, or emergencies at project sites.
- Oversee the project team and subcontractors in delivery of project to maintain efficient operations. Address and resolve any issues or conflicts that may arise during construction stage.
- Prepare reports focusing on project progress, job status, and costs. Attend meetings to present progress information to stakeholders
- Maintain clear and proactive communication with clients, Architects, consultants and subcontractors. Provide regular project updates and addressing any concerns or issues promptly during meetings.
- Monitor and enforce adherence to quality and safety standards. Ensure that work meets quality standards and specifications by implementing and controlling quality control processes and inspections.
- Ensure all works complies with the quality, safety and environmental standards/codes set by Authorities and Architects and/or Consultants. Ensure compliance with all relevant construction laws, regulations and permits. Obtaining permits and licenses from appropriate authorities
- Documentation to maintain accurate project records, AI, RFI, including contracts, permits, drawings, variation orders and daily logs etc. to avoid the disputes.
- Preparing and submission of all contractual related issues eg, EOT letters, dispute resolution letters and contractual letters in proper control and support for relevant projects stake holders and the company.
- Cost Control & Value Engineering: Exploring and implement measures to minimize project costs, including monitoring expenditures and identifying cost-saving opportunities to optimize project costs without compromising quality or performance.
- Negotiate, review and manage contracts with clients, subcontractors and vendors. Resolve contract disputes and issues promptly and professionally.
- Ensure compliance with contractual obligations and make necessary document preparation in QS’s Tender Submission as required. Identify and mitigate potential risks to be advised that could impact the project's success.
- Develop and manage project budgets, tracking expenses and identifying cost-saving opportunities. Implement effective cost control measures to meet financial targets.
Requirements
> Min 5 years of relevant experience in construction project management
> Should possess a minimum qualification of Degree in Engineering or Construction Management or equivalent qualification
> Able to work under stress and complete tasks within set deadlines
> Good technical and analytical skills.
> Good communication skills
> Proactive and independent.
