Purpose:
Lead Club Med’s real estate portfolio improvement, expansion, and maintenance in ESAP.
- Maintenance: Ensure the smooth operation of our resorts by managing and bringing technical expertise to our maintenance teams on-site
- Capex works: Club Med invests each year significant CAPEX to maintain the operational standards of its existing resorts – the construction director will advise, lead and monitor the associated construction works
- Project Management works: Lead strategic construction projects where Club Med is appointed as the resort owner's project manager (for instance, Club Med Bintan refurbishment) by overseeing the entire project (contractor selection, process…, etc.).
- Development project and technical assistance: Actively collaborate in the region's expansion strategy, supporting internal and external partners and actively leading standard, program, and technical assistance scopes for all technical, structural, and construction elements.
- Sustainability standards: deploy and lead construction initiatives.
The Club Med Construction team manages these projects as either the project owner, a delegated project owner, or in a technical assistance role to the project owner.
The Construction Project Director is responsible for projects based on various criteria (strategic importance, budget amount, lead time, investors, countries, contract type, mountain or beach) corresponding to the various goals of Club Med's capacity plan.
Responsibilities:
Construction Department:
- To participate in Construction/Development program preparation.
- To carry out the Project under his responsibility.
- To ensure implementation of new Club Med standards.
To ensure permanent respect of the validated Design within Resorts under Operations Technical Department:
- To ensure Safety processes implementation & application, for all Resorts of his/her scope, in terms of: structural safety for our guests and staff, construction works safety as well as process to ensure resort domestic water hygiene, air conditioning system disinfection, legionella control, swimming pool water hygiene control
- To standardize the working processes & tools within ESAP.
- To assist the Resort Technical Managers to monitor their budgets, and prepare next season budget,
- To ensure proper signed contracts management for technical scope by the Resorts, propose new contractors, defining service and scope,
- To propose innovate technical solutions regarding resort energy production and management,
- To coordinate communication between Technical Managers of the Business Unit,
Support to Development Projects:
- To align construction projects with the company's overall strategic goals and objectives.
- Provide input regarding construction costs, budget projections & timeline estimate for upcoming projects.
- Participate in value engineering workshops to optimize project program and reduce construction costs while maintaining quality standards.
- To evaluate potential construction sites based on local constrains factors such as location and suitability for construction.
- Assist in obtaining necessary permits and approvals from regulatory authorities for construction projects.
- To cooperate with DCP/P&S/EHS team to ensure CM safety and Happy to Care standard/policy been well integrated into new project/innovation design and construction, which include but not limit to Fire Safety, Security, Food safety hygiene ,Sports safety and Green/Eco standard.
Missions:
Mission 1: To assist/advise Technical Managers within
- Corrective & preventive maintenance program,
- Budgets Management,
- Guest Staff & Asset safety matters (existing assets evaluation),
- Capex above 10k€ management ,
- Specific technical issues,
- All hand-over operations and Construction defects rectifications,
- Company Project implementation (new standards or Marketing projects),
Mission 2: APAC energy consumption tracking,
- Resorts energies data consumption collection and analysis,
- Monthly report preparation and distribution,
- To raise alert in case of over-consumption,
- To propose solutions to optimize energy consumption,
- To prepare 5-year Capex plans and associated B-Case.
Mission 3: Technical Benchmark
- To propose new tools to improve Construction & Technical Department efficiency,
- To look for and propose new technologies applicable within CM resorts,
- To identify new contractors or suppliers,
Mission 4: To participate in Construction/Development projects,
- To program preparation, plus project cost and schedule estimation,
- To advise on best technical choices, based on global costs, lifetime, and guests' comfort,
- To deliver potential Greenfield analysis,
- To source local technical solutions & potential contractors.
Mission 5: To carry out projects under his responsibility in order to
- To deliver on schedule,
- To manage its budget,
- To be responsible for the respect of the quality and standards requirements.
Mission 6: To take an active part in and bring technical advice to the ESG and carbon footprint initiatives for the region in line with the globally set objectives and the context of each property.
Mission 7: Department tools
- To participate in the department objectives definition,
- To actively contribute to budget preparation & ensure proper monitoring,
- To create new tools to ease Technical Manager work and department organization,
- To ensure that CM processes are respected within the technical team.
Mission 8: Human Resources
- To supervise technicians ‘interviews and recruitment process for Technical resort managers and assistant TSM,
- To oversee the recruitment and staffing for resort teams
- To supervise resort technical organizations,
- To supervise technician training and career development.
Requirements:
- Minimum Degree in Construction Engineering or Project Management
- Possess minimum 7-10 years of relevant experience
- Possess excellent knowledge in Structural, Architectural & MEP engineering, Basic Admin and Accounting understanding and Good knowledge in ERP Regulations
- Experience in Construction Project Management and Technical Management is a must.
