The essential responsibilities include:
- Responsible for providing property marketing and leasing services for the managed portfolio
- Handle negotiation for new leases, renewals, or terminations
- Prospect for new tenants and conduct market surveys to source for new and suitable tenants, update leasing reports and schedules
- Liaise with the Landlord / Clients representatives on all leasing matters including reports, seeking approvals and feedback
- Conduct site visits and inspections from time to time
- Preparing summary and updates for the management meeting
- Oversees the management of all technical personnel, and specialists, including direct vendors in all the disciplines within the contractual work scope.
- Review and monitor term contracts for all building services installations and facilities’ services
- Responsible for leading, planning, and implementing preventive maintenance programs for all services and ensuring proper contract administration and management. Involve with M&E services maintenance
- Ensure that all operational issues and emergencies are attended promptly and rectified with minimal inconvenience and disruption.
- Maintenance of the Company Emergency Response Team for the property
Tenant Management, including handing and taking over, defect management, supervising tenant fit-out works, and enforcement of relevant terms under the lease - Ensure compliance with the safety and statutory requirements for the mall and operations
- Budgeting and managing expenses for all operational and capital expenditure works including monitoring of procurement administration and control for compliance
- Monitor and analyse the monthly utilities consumption trend to manage energy and water usage
- Monitor and track all project works and their progress status.
- Monitoring of KPIs to ensure compliance with the performance framework.
- Ensures effective communication within the team and with internal/external stakeholders to achieve their assigned KPIs.
- Ensure all personnel in the project obtained clearance, including Vendors / Subcontractors and technicians.
- Familiar with the Workplace Health and Safety Act and be able to provide advice on Health & Safety matters.
- Conduct regular audits to ensure safety procedures on site are in place and working with the safety team.

Formal Education & Certification
- Degree / Diploma in Real Estate, Marketing, Leasing, Property Management, Business or equivalent
Knowledge & Experience
- Minimum 2 years experience with expertise in leasing with local landlords, retailers and/or F&B and expertise in Facilities Management.
- Possesses a CEA Salesperson License
- Possesses excellent customer service, negotiation, interpersonal, and written skills
- Possesses a positive work attitude, drive, and resilience to meet job challenges
- Ability to multi-task effectively and work independently
Well-versed in Microsoft Office (i.e. Excel, Word PowerPoint, etc.) - Experience in reviewing rates and costs
- Experience in troubleshooting M&E systems
- Good knowledge of Singapore Standards, Code of Practice in building services, and other relevant statutory requirements regarding tenancy work
- Able to respond to emergencies during odd hours
- A team player with proven leadership, interpersonal, and communication skills
- Good organizational skills and attention to detail
