The portfolio consists of managing all the Prudential’s Workplace (Offices) in Singapore.

The role can be summarised across the following key areas:
• Organisational Planning & reporting
• Facilities Management
• Transactional (Lease) Management: negotiation and execution
• Project Initiation & Discovery: Transition to Delivery
• Drive Work Place Efficiency & Space management (Transformation)


Job Description:

Transactional (Lease) Management

  • Lease: Support the lease activity from project initiation through the final execution of the lease documents in accordance with established service contracts and Prudential policies;
  • Co-ordinate to ensure accurate lease documentation

Project Initiation & Discovery

  • Coordinating space sharing among the various internal / external users , improved workplace design and utilization
  • Post discovery - transition project initiation work-items to the programme delivery lead for delivery.
  • Support business case process including financial modelling and scenario planning for future capital investment
  • Support and assess potential real estate strategies and opportunities that add value to Prudential. Compare real estate alternatives from a qualitative, financial, timing and risk perspective;
  • Proactively engage in real estate activities and identify strategic opportunities for Prudential business units while optimizing efficient space utilization practices and standards
  • Proactively monitoring vacant space in the portfolio and in the market

Work Place Efficiency / Space management

  • Promote corporate design guide to outline workplace and design parameters in addition to targets for efficiency and agility
  • Establish a methodology and approach to measurement the success and value from these initiatives and help communicate this value to senior leaders both realised and opportunity options.

User/ Stakeholder Management

  • Primary point of contact for user’s needs with regards to service delivery of projects and daily operations.
  • Develop and maintain a detailed understanding of the User’s business and key factors influencing their requirement for facilities management services.
  • Build, develop and maintain effective user / stakeholder relationships across multiple levels of the organization
  • Establish & manage clear lines of engagement from business stakeholders

Who are we looking for:

  • Bachelor's Degree or equivalent in Engineering, Real Estate or related field.
  • Minimum 15 years’ experience in the real estate industry with at least the last 5 years holding a senior position in a large organisation
  • Astute negotiator in handling leases and all renovation / maintenance contracts
  • Good team player with excellent inter-personal skill in dealing with people at all levels.
  • Substantial direct experience in Corporate Real Estate activities including due diligence, market and property evaluations, acquisitions, dispositions, leasing, transactional negotiations and strategic planning assignments
  • In-depth experience abstracting and interpreting lease language, and negotiating agreements
