Senior Associate / Associate (Asset Management)

Job Responsibilities

  • Assist in formulating and implementing asset strategies for asset(s) under management;
  • Preparation and review of asset plan, and the income and expenditure budgets including budget assumptions, variance summaries and control of cashflow as required both monthly and annually. This also includes any reforecasting and the preparation of financial reports to investors on a periodic basis;
  • Work with the marketing team with the development and delivery of the marketing and leasing plan including A&P programme and casual leasing income opportunities;
  • Participate in discussion with Property and Leasing team, and capex tracking;
  • Review and negotiate contracts or service agreements with external providers to achieve cost efficiency while ensuring good presentation and maintenance standards for the assets. Manage contracts and monitor provision of service to ensure compliance with contracts and service agreements;
  • Benchmarking of portfolio and asset performance including financial/operational analysis and market research;
  • Preparing monthly asset reports, quarterly investor reports, and also approval papers as and when required;
  • Build, develop, update financial models for portfolio valuation and analysis;
  • Perform scenarios and sensitivity analysis on portfolio returns;
  • Assist in negotiation of leases and discussion with tenants and Council;
  • Assist in implementing, reviewing, monitoring asset policies, documentation, audit checks on assets, service providers and procedures;
  • Assist in office operational and administrative matters in Australia, when required;
  • Attend site meetings on leasing, property management, projects and etc;
  • Work closely with colleagues from the Singapore office and other offices in Australia;
  • Any other responsibilities as assigned by the Company from time to time and ad-hoc request as needed.


Requirements

  • Bachelor’s degree in real estate or relevant professional qualifications.
  • Only Singaporeans and Singapore Permanent Residents will be considered.
  • Minimum 3 years of relevant experience in related field and industry. Fresh graduates are welcome to apply too.
  • Preferably with experience working in listed REITs in Singapore and Australia markets.
  • Proficient in of Microsoft Excel, Words and Power Point.
  • A keen learner with positive attitude, ability to multitask and committed to flexible and adaptability.
  • Self-driven and capable to working independently under tight schedules.
  • Strong team player with excellent interpersonal skills in a fast-paced business environment.
  • Demonstrated people management and communication skills with the ability to collaborate effectively with third-party service providers and stakeholders across different jurisdictions and cultures.
  • Strong logical, analytical thinking and financial analytical skill.
