General Duties
- Fully responsible for the day to day operation of the building.
- Coordinate all maintenances and administrative staff assigned to the building.
- Carry out all maintenance functions to the highest standard expected for the client and the subsidiary proprietors.
- Coordinate personnel of providing maintenance, finance, security, fire safety and car park management.
- Ensure all contract works/ routine servicing are carried out accordingly as specified in their contracts agreement.
- Review all contracts, agreements and insurance before their expiry and recommend renewal or call for quotation / tender.
- Co-ordinate council meetings and general meetings.
Other Duties
- Generate (Daily / Weekly / Monthly) planned activity.
- Create and assigned work order to technician.
- Monthly Inventory stock count.
- Report & tracking fault analysis.
- Monitor breakdown trips.
- Generate monthly inspection reports.
- Monitor and tabulate monthly water meter reading / electrical meter reading
- Prepare and source quotations for different job scopes
- Generate Purchase Order to contractor / term contractors
- Liaising and coordinating with contractors to ensure maintenance works are done on time
- Furnishing of weekly and bi-weekly checklist.
- Manage and monitor service standard of the term contractors.
- Review all contract works / routine servicing are carried out accordingly as specified in their contract agreement.
- Renewal Government licensing
- Event Management of Ad Hoc events.
- Prepare reports and presentation slides for the meetings.
- Report to FM on issues relating to the ground.
- Familiar with Electrical works such as LEW, Substation, Switchboard, Busbar, Power Transformer, Standby Generator, Voice Communication System, Audio Intercom System, Fireman intercom and Lighting.
- Familiar with ACMV such AHU, PAHU, DX FCU Chilled Water FCU, MV Fan & Jet Fan, Chillers, Chiller Plant Room, MCCB for Chiller System
- Familiar with Fire Protection System such as Addressable Fire Alarm, Wet Sprinkler System c/w pumps, NN100 System (Server Room), Dry Risers, Fire Extinguishers & Hosereel System, Fire Decam, Escalation Process, Pressurization Staircase and conduct fire drill annually.
- Familiar with Hot Water Plant Room, booster pump / return pump, hot water storage tank, heating element and hot water system control panel.
- Familiar with Plumbing and Sanitary such as Domestic Cold Water Booster Pump for Production, Domestic Cold Water Booster Pump for Non-Production, Rainwater Booster Pump, Rainwater Transfer Pump, Newater Transfer Pump, Rainwater Circulation Pump, Penstock Pump
- Familiar as Built Drawing, Gross Floor Area.
- Familiar with Civil Engineering Works such as concrete spalling, cement works, water proofing, roofing works.
- Familiar with CCTV System
- In charge of Cleaning Services - conduct check for general cleanliness, attendance of the cleaners, arranging water jetting, drainage declogging and rubbish disposal.
- In charge of Landscapes Services – attendance of landscapers, maintenance and fertilizing the plants, trimming and cleaning the plants
- In charge of Swimming Pool Services such as general cleanliness, check for algae growth, chlorination Water Test sample and NEA License Renewal and Irrigation System
- In charge of Security Services such as attendance of security officers, theft act and conduct spot check on security, Guard Tour (Patrol System), Diesel Pump and topped up, logging of visitors / vehicles.
- In Charge of Lift Services.
- In Charge of Pest Control Services
Requirements
- Preferably with at least minimum 2 years’ relevant experience.
- Certificate / Diploma in property management or related courses.
- Strong communication and negotiation skill.
- Ability to do some hand on work at site, handle pressure and multiple tasks.
- Good administrative and Computer literacy.
- Good knowledge on fire safety system, building, electrical and plumbing services
