Quantity Surveyor (Fit-out)

Pre-Construction Stage:

  • Assist in preparing essential commercial documents like the Procurement Schedule, Cashflow Forecast, and Margin Improvement Strategy to ensure thorough project planning.
  • Send inquiries to the market for assigned packages.
  • Inform the team and client about long-lead items and obtain client approval for air freight material orders.
  • Analyze subcontractor and supplier tender submissions.
  • Highlight risks such as discrepancies in tender documents to the lead estimator.
  • Prepare and compare material quantity take-offs and bills of quantities based on client specifications and drawings.
  • Collaborate with the estimating team as needed.
  • Understand the project's commercial strategy set by the Commercial Director.

Post-Contract:

  • Procure assigned project packages according to the procurement schedule and budget, including issuing purchase orders, LOIs, and subcontract agreements.
  • Evaluate quotations and conduct meetings with subcontractors to ensure alignment with project scope and budget constraints. Finalize the best quotation with the Commercial Manager and prepare it for approval.
  • Monitor project cash flow against forecasts to maintain positive cash flow.
  • Manage assigned works packages through to final account, handling monthly payments, variations, and subcontract administration.
  • Assist in change management, including valuation of variations, issuing Request for Proposals (RFPs), and managing contract notices within specified timelines.
  • Support commercial lead in preparing monthly internal and client-facing commercial reports.
  • Continuously seek opportunities to enhance project margins and propose improvement strategies to project leadership.
  • Assist in administering the Main Contract, ensuring compliance with contractual terms.
  • Help maintain project margins in line with commercial strategy.
  • Support in external valuation preparation and maintain control over project documents, including drawings and records.
  • Attend project meetings as required by the project manager.

Completion & Post-Completion:

  • Assist in negotiating the final account with clients and trade contractors within established benchmarks and timelines.
  • Ensure project closure tasks are completed, including applying for certificate release of retention after Construction Department rectifies defects.
  • Monitor retention releases for trade contractors.
  • Participate in project post-mortems to review project performance and identify lessons learned.
  • Address additional client requirements post-project completion.
  • Coordinate with the Project Manager on trade contractor defects and contra charges (if applicable).
