1. Correspondence with the residents to assist the Management Council (MC) to perform duties and responsibilities of the Management Corporation as described in the Building Maintenance and Strata Management Act (BMSMA). Relieves the Management Council of the day-to-day worries and involvement.
2. Is the overall in charge of maintaining the records filed in the management office pertaining to the land and buildings, maintenance and servicing contracts and accounting data for all occupants.
3. Ensure that all contracts for cleaning, maintenance, security, mechanical services, etc are complied with, and supervised as necessary and renewed on a timely basis.
4. Supervise all building maintenance and recommend repairs and maintenance to the MC as required.
5.. Meet and deal with resident queries and problems as required.
6. Call tenders/quotations for building service contracts and repair works wherever necessary.
7. Carry out all legal requirements of the land and buildings, including responding to any queries by the relevant government authorities and involved parties.
8. Keep the building adequately insured and keep insurers informed of any material changes and file such insurance claims as are necessary
9. Organize and attend Council Meetings and the preparation of Agenda and Minutes.
10. Prepare correspondences for and on behalf of the Management Corporation.
11. Prepare Annual General Meeting documents and minutes and assist in conducting the General Meetings.
12. Overall in charge of the site’s staff work performance and closely work with the Maintenance and Account departments based at Rhodo’s Headquarters on all matters with regards to the estate.
