Job Responsibilities
· Develop and lead a team of internal project managers, assistants and coordinators to successfully deliver the external envelope of the building.
· Work with the design and specialist consultants in developing façade and BMU systems to meet the owner’s requirements.
· Work with our Sustainability Department and ensure the façade complies with our internal Sustainability standards and Green Mark Platinum standard.
· Establish and procure early packages for visual mock-ups.
· Lead the facade team and ensure project completion within the required timelines.
· Advise and establish clear project programmes and milestones to monitor and report facade progress.
· Participate in developing project bidding strategy with the project team and procurement department. Prepare façade and BMU scope of works documents to be incorporated in to contract tender packages.
· Develop a logistics plan that allows the contractors to complete their work in a coordinated, efficient manner under the Project manager directive
· Coordinate and integrate the activities of the assistant project managers, project engineers and other support staff on the project. Establish priorities for the project staff based on owner and project requirements.
· Establish and attend regularly scheduled meetings with the contractors and design team to review the following: shop drawing preparation/approval, equipment/material submissions and lead times and required on-site dates, manpower projections vis-a-vis the project schedule, quality/performance issues on and off site.
· Review and comment on Contractor’s method statements and safety plans for façade installation and any associated temporary works.
· Ensure all costs and risk updates are communicated and incorporated into the overall project reporting.
· Obtain approvals for changes to the project that have been generated by the contractor’s team.
· Establish with the Consultants an adequate Inspection and Testing Plan outlining critical hold points to ensure the desired quality is maintained for the project.
· Identify any factory visits that may be required and schedule accordingly.
· Coordinate with the Resident Site Staff (RSS) leader ensuring timely inspections and sign-off of the works.
· Obtain end user acceptance of the work, and sign-off for the completed project. Responsible to feed in to the final project report, and closeout of the contractor’s responsibilities.
· Initiate site activity investigations and assessments.
· Support the Project Team in the design, development and initiate site-specific safety plan related to the façade works including an accident-free safe work environment.
· Lead, direct, assist and support construction managers to ensure deliverable processes on time and within the budget.
· Prepare detailed, accurate timely project reports including work schedules, implementations, deviations.
· Initiate and implement best practices, procedures and standards in compliance with Company’s regulations.
Job Requirements
Education & Certification
· BSc Building/Construction Management or similar engineering/construction related field.
Experience
· 15+ years previous work experience as a Senior Project Manager or above specifically in the field of Facades and Building Maintenance Units and preferably coming from a Façade contracting background.
Other Prerequisites
· Knowledge of construction, engineering, procurement, industry standards and other project-related activities, their interfaces and interdependencies.
· Proven ability to manage and lead teams to build collaboration and efficiency.
· Clear and concise written and oral communication skills.
· Strong understanding of the budget process.
· Ability to communicate effectively across different departments and companies.
· Strong presentation and negotiating skills, and experience in supervising, training and mentoring staff.
· Demonstrated leadership experience and working with others.
· Maintain composure under pressure and consistently meet deadlines with internal and external customers and contacts.
· Ability to interact appropriately and effectively with guests, management, other team members, and outside contacts.
· Work in a fast-paced and busy environment.
