Job Description:
We are seeking a dedicated and experienced Building Maintenance Technician to join our team. The ideal candidate will have experience working in Grade A buildings and possess strong technical skills in M&E, specifically in the areas of chiller systems, Building Management Systems (BMS), fire protection, and plumbing.
Responsibilities:
- Perform routine and periodic inspections, monitoring, and checks on various building services and facilities.
- Submit checklists, reports, and defects lists to the Manager and carry out necessary rectification works.
- Install, troubleshoot, and conduct preventive and corrective maintenance on air-conditioning systems, mechanical ventilation systems, electrical systems (power & lighting), fire protection systems, BMS, plumbing, and sanitary systems.
- Attend to breakdowns, complaints, feedback, and tenant service calls on building services/facilities, perform relevant repair works, and submit service/maintenance reports to the Manager.
- Inspect, supervise, and check on contractors, ensuring all maintenance, repair, and replacement works are carried out satisfactorily according to designated work scope and specifications.
- Supervise contractor works to ensure compliance with method statements, risk assessments, and workplace safety.
- Perform handyman and breakdown maintenance works (e.g., electrical, sanitary, plumbing, minor repairs).
- Certify the completion of jobs undertaken by contractors.
- Manage inventory, keep stock of necessary items, and submit requests for purchases.
- Recommend improvements, cost-saving measures, and inventory control practices.
- Attend to any other duties as assigned by the Manager.
Requirements:
- Must have experience in Grade A buildings.
- Technical experience in M&E, including chiller systems, BMS, fire protection, and plumbing.
- Must possess at least a Professional Certificate/NiTEC in Electrical and/or Mechanical or an equivalent qualification.
- At least 3 years of experience in building servicing.
- Ability to work on a weekly rotating shift basis.
