Job Description
- Liaise with contractors (in-house and external) to ensure they provide services according to quotations, contracts and agreements;
- Monitor and check contractors' performance to ensure minimum system downtime and improve contractors' standard of work;
- Handle requests from internal customers on request, complaints and rectification works required on-premises;
- Coordinate projects/defects rectification works in a state of good and operational conditions and ensure compliance with all relevant legislation, standards and requirements governing the maintenance and management of buildings;
- Oversee maintenance of premises including security control, cleaning/housekeeping, waste management, recycling, pest control, landscape, card access, CCTV, PA system, M&E services and others;
- Plan, monitor and ensure all predictive, preventive, corrective maintenance and ad-hoc works/defects are duly carried out;
- Plan and execute all license renewals promptly, which include annual electrical shutdown maintenance, building fire certification, lifts inspection, annual gas pipe inspection, water tank maintenance, etc;
- Prepare and submit monthly reports, maintenance budgets, equipment life cycle costs and overhaul plans;
- Monitor and manage A&A works, handle and take over units, etc;
- Hand-on troubleshooting of any M&E issues as and when required;
- To be part of the Company Emergency Response Team (CERT);
- Other ad-hoc duties as and when assigned.
Requirements:
- Minimum Diploma in Electrical/Mechanical/ Building Services or equivalent with a minimum of 5 years relevant experience;
- Experience in Facility Management with knowledge and hands-on experience in M&E services, ACMV, central kitchen and cold room maintenance experience will be a plus;
- Knowledge of Building Regulations and Code of Practice. Candidates with certified WSHO/FSM/GMFM will be an added advantage;
- Able to work independently and possess good interpersonal skills;
- Good communication skills both verbal and written.
