Facilities Executive- (5.5 days)
Work Dynamics - Integrated Facilities Management
Responsibilities and Duties:
- Supervise the day-to-day facility operation, corrective maintenance, preventive maintenance, and ad-hoc works for Buildings, Electrical System, Chiller System, ACMV System, Cooling Towers, Pump Systems (Domestic & NEWater), Building Management System, Fire Alarm & Protection Systems, Security Systems, Lift System, PA System, Landscape, Pest Control, Cleaning & Conservancy, Sanitary, Plumbing, and Dock Levelers.
- Supervise vendors, sub-contractors, in-house technicians, cleaners, and tenants’ workers on maintenance and ad-hoc related works.
- Manage all tenancy unit hand over, take over and reinstatement works.
- Assess and submit all work orders for any ad-hoc related works.
- Submit weekly improvement works to the Client.
- Submit all necessary reports which includes preventive maintenance, utilities, and ad-hoc works
- Ensure all statutory requirements, permits, certificates, and licenses for the buildings are up to date.
- Provide all the necessary facility information and assist in all site meetings, as required by the Client.
- Establish good working relationships with clients and develop trust and confidence
- Establish and maintain quality service standards
- Coordinate and liaise with external agencies on new initiatives and major repairs and maintenance works
- Plan, coordinate and execute rectification works
- Responsible for project costing and control
- Contributes significantly to the development and implementation of facilities management policies, standards and procedures in alignment with accommodation standards and guidelines, health and safety legislation.
- Evaluates, implements and supports security systems and building access systems.
- Evaluates cost, time and manpower estimates.
- Assist manager on daily operations of the site and provide technical support and guidance.
Knowledge, Skills and Abilities:
- Ability to develop accommodation strategies to meet service delivery needs.
- Excellent ability to develop specifications for construction, maintenance, and equipment acquisition.
- Knowledge of modern and effective facilities management and maintenance issues including electrical, air-conditioning, plumbing, general construction, facilities standards, and practices.
- Excellent knowledge of spatial planning and utilization.
- Knowledge of budget preparation, project costing, and procurement system.
- Ability to develop monitoring and evaluation systems.
- Knowledge of legislation and policy governing the utilization of office and operational accommodation.
- Ability to communicate effectively, both verbally and in writing.
- Ability to prepare accurate and timely reports.
- Good supervisory skills.
- Ability to be proactive in identifying general weaknesses and shortcomings in the operations of building systems and equipment and use initiative in reliably resolving these problems.
