Key Responsibilities

As a Leasing Executive, you will be responsible for managing the administration matters of lease agreements under the Group’s properties and its subsidiaries. You will ensure that lease contracts are executed on time, accurately and in compliance with legal requirements, company policies and regulations. This role requires strong attention to detail, excellent communication skills, and a good understanding of lease agreements and property management.

This role reports supports the Group Leasing Department and reports to the Leasing Development Manager.


Job Scope

1. Administrative Functions

Contract Administration

  • Support Leasing Managers in process and follow up on all lease documents to ensure its timely completion.
  • Ensures completion of all necessary contractual paperwork, including working closely with Leasing Managers, lawyers and CKT’s Contracts Manager for matters relating to the lease agreements.
  • Prepare lease documents, including addendums, extensions, and renewals.
  • Maintain accurate records of lease agreements, correspondence, and related documents.
  • Ensure all lease contracts comply with legal requirements, policies and regulations.

Standard Operating Procedures

  • To review, update and set up new processes and workflows in the leasing SOPs whenever necessary.

2. Operational Support Functions

  • Serve as the primary contact for tenants/lessees and operations team regarding lease-related inquiries and issues.
  • Run background checks on potential tenants to evaluate their credit status, ACRA, business credibility and criminal record to determine if they meet company requirements.
  • Monitor lease payments and ensure tenants/lessees are in compliance with financial obligations such as payment cycles, GIRO applications etc.

3. Others

  • Support Managers in lease disputes and coordinate resolutions in collaboration with legal and management teams
  • Stay informed on market practices and trends so as to remain competitive and informed on different practices during lease negotiations.
  • Any other assignments on request by Company or reporting superior.

Job Requirements:

  • Minimum Diploma holder in Marketing, Business Management/Administration/Real Estate or equivalent.
  • Minimum 2 years of relevant experience in similar role.
  • Pleasant and a flair in communication and negotiation skills.
  • An eye to details and strong in contract management.
  • Able to multi-task and work independently with good time management.
  • Incumbent to be able to identify contract/business risks.
  • Knowledge of commercial property market, local real estate laws and regulations would be added advantageous.
  • Resilience and able to work in a fast-paced environment.
  • High level of integrity.

Key note:

Typically, office-based, occasional travel may be required for property visits or meetings.
