1. Chilled Water AHU
a. To clean & service the existing CHW AHU air filters (replacement filter shall be provided by
Hotel);
b. To check the function ofthe AHU modulating valve in working condition;
c. To check AHU fan belt tension, adjust when necessary, replace belting if necessary (belting
provided by Hotel), mega electric motor ampere & check control panel electrical components every
quarterly in proper working condition.
d. To check fan blowers, fan bearing and fan motor bearing and lubricate with grease if necessary;
e. To flush & clear the drainage pipe and drain pans.
f. Testing and commissioning submit, service report and advise Hotel Engineering Department
should be there be any defects need for immediate repairs.
2. Chilled Water FCU
a. To clean and service the existing CHW FCU air filters(replacement filter shall be provided by
Hotel);
b. To check the function of the FCU motorized ON/OFF valve in working condition;
c. To check fan blowers wheel and fan motor bearing in proper working condition;
d. To flush & clear the drainage pipe and drain pans.
e. Testing and commissioning submit service report and advise Hotel Engineering Department
should be there be any defects need for immediate repairs.
3. CHW Ceiling Cassette Unit
a. To clean and service the existing CHW Ceiling Cassette Unit· air filters (replacement filter shall
be provided by Hotel);
b. To check the function of the FCU motorized ON/OFF valve in working condition;
c. To check fan blower’s wheel and fan motor bearing in proper working condition;
d. To flush & clear the drainage pipe and drain pans.
e. Testing and commissioning submit service report and advise Hotel Engineering
Department there be any defects need for immediate repairs.
4. Split Unit Wall Mount Air-con
a. To clean and service the existing Split Unit FCU air filters (replacement filter shall be provided by
Hotel);
b. To check the function of the FCU and Compressor / Condensing unit in good working condition;
c. To flush & clear the drainage pipe.
d. Testing & commissioning submit service report and advise Hotel Engineering Department should
there be any defects need for immediate repairs.
5. To attend to breakdown complaints on air-con system.
6. After each service the contractor to the customer Engineer for signature & Endorsement will
furnish a copy of checklist report.
7. The contract servicing shall be carried out monthly (12 times a year) on a mutually agreed
schedule date and time.
8. Performance of work not specified in the contract.
Any additional scope of requirement such as changing spare parts, materials used and major repair
works requiring additional of labours and materials and which are not included in the contract will be
billed accordingly. However, respective quotations will be furnished to and agreed by the customer
prior to the contractor carrying out the additional services.
9. To perform shift duty technician work as per duty roster by the hotel.
10. To perform servicing maintenance of kitchen equipment.
