Overview:
We are looking for a proactive and versatile Senior Executive / Executive in Property Management to support our Business Park, Industrial, and Retail Operations. The ideal candidate will have a strong background in both soft and hard services, ensuring the seamless operation and maintenance of our properties while delivering exceptional service to tenants and stakeholders.
Key Responsibilities:
(1) Business Park & Industrial Operations
- Assist the Property Manager in managing the daily operations and maintenance of business parks, industrial, and logistics spaces.
- Handle the handover and takeover of premises to/from tenants or purchasers.
- Plan and implement preventive maintenance schedules for the company’s properties.
- Supervise and coordinate with contractors for maintenance, repairs, and renovation works.
- Ensure the security, cleanliness, and overall upkeep of buildings.
- Assist in preparing the annual budget and monitor expenses to ensure they remain within budget.
- Respond promptly to feedback and service requests, fostering positive relations with tenants and partners.
- Participate in the Company’s Emergency Response Team (e.g., Site Incident Controller, First Aider).
(2) Retail Operations
- Support the Centre Manager in managing the effective operations and maintenance of retail malls.
- Coordinate operational programs and oversee maintenance works to ensure optimal mall performance.
- Prepare annual budgets, manage maintenance contracts, and control operational expenses.
- Assist in implementing Asset Enhancement Initiatives and overseeing tenant renovation works, as well as supporting promotional activities in the mall.
- Collaborate with the Contract & Procurement team to manage procurement for equipment replacement and enhancement works in the mall.
- Lead and manage technicians and vendors to maintain professional standards in daily operations.
- Participate in the Company’s Emergency Response Team and Environmental Health Safety (EHS) team, including the review and approval of permits to work (PTWs), risk assessments, and safety audits.
Requirements:
- Diploma or Degree in Engineering (Mechanical/Electrical), Real Estate, Facilities, Building, or Estate Management.
- Graduates with relevant degrees but no prior experience are welcome to apply.
- Strong initiative, leadership, and people management skills.
- Excellent communication and interpersonal abilities.
- Ability to work within tight timelines and solve problems systematically.
- Experience in both soft (e.g., customer service, cleanliness) and hard services (e.g., technical maintenance) is highly preferred.
- Enjoy working in a fast-paced environment and willing to work beyond standard operating hours when required.
- Open to learning and potential lateral movements between asset classes, based on business needs.
