Position Overview:
The Fund Controller will spearhead and oversee the company’s financial operations, playing a critical role in managing the financial aspects of our asset portfolio. This role is responsible for ensuring accurate and timely financial statements, overseeing financial performance and reporting, budgeting, forecasting, and ensuring compliance with financial regulations. The Fund Controller will also manage risk, compliance, and transaction management support, ensuring the financial health and adherence to regulatory requirements for the company and its joint ventures.
Key Responsibilities:
Financial Performance & Reporting:
- Oversee financial operations for real estate investments, including accounting, financial reporting, and cash flow management.
- Prepare and review monthly and quarterly management accounts (including trial balances, general ledgers, profit and loss statements, financial position and cash flow statements), financial statements, investor reports, and performance metrics.
- Prepare profit and loss reporting packages and financial accounts for joint venture companies and property holding companies.
- Monitor and analyze financial ratios to ensure compliance with financial covenants and manage account submissions under loan facility agreements.
- Analyze and monitor comparative financial statements, including variance explanations against prior quarters and budgets, and provide supporting schedules for financial positions and profit or loss items.
- Manage day-to-day financial operations of the fund and joint ventures, including capital calls, cash projections, distributions, and fund accounting.
- Oversee capital contributions, distributions, and other financial transactions related to joint ventures.
Risk Management & Compliance:
- Oversee the preparation of quarterly and annual internal fund audits, working closely with external auditors.
- Identify and mitigate financial risks associated with fund management and real estate investments.
- Coordinate with legal and compliance teams to ensure all fund operations adhere to local and international regulatory requirements.
- Create and implement comprehensive Standard Operating Procedures (SOPs) for internal controls and finance-related processes to ensure consistency, accuracy, and compliance.
- Design and implement an internal control framework addressing key financial processes, including risk assessment, control activities, monitoring, and reporting.
- Develop policies to ensure compliance with regulatory requirements and mitigate financial risks, including guidelines for financial reporting and fraud prevention.
- Document all finance-related procedures and processes, including authorization processes, approval hierarchies, and transaction workflows.
Transaction Management Support:
- Lead the financing process for new acquisitions, refinancing, and interest rate hedging of the asset portfolio (including negotiations with lenders, managing legal counsel, and executing documentation).
- Analyze various financing structures and their impact on asset returns and risk profiles.
- Provide additional review of financial and tax due diligence reports prepared by external service providers.
- Oversee post-transaction support such as entity setup, opening of bank accounts, liaising with corporate secretarial services for share allotments, director appointments, and preparation of board resolutions.
- Assess and determine capital requirements for new and existing joint ventures, ensuring adequate funding and effective cash flow management.
- Partner with tax advisors to identify and assess relevant tax incentive schemes that align with the company’s business activities and strategic goals.
- Oversee the submission of tax incentive applications, working closely with tax advisors to address queries or additional requirements from tax authorities.
- Continuously monitor compliance with granted tax incentives, ensuring ongoing qualification and reporting.
Financial Analysis & Investor Relations:
- Analyze fund performance, including returns, fees, and expenses, and provide insights and recommendations to enhance financial performance and operational efficiency.
- Prepare investor reports and respond to investor inquiries, ensuring transparency and accuracy in investor communications.
Team Management:
- Supervise and mentor junior staff within the finance department.
- Collaborate with other departments to ensure effective fund management and reporting.
Qualifications:
- Bachelor’s degree in Accounting, Finance, Economics, Real Estate, or a related field. CPA or CFA certification preferred.
- At least 8 to 10 years of experience in real estate fund management operations, preferably with a background in Big 4 audit firms.
- Proven experience in financial reporting, budgeting, forecasting, and fund operations.
- Strong understanding of financial regulations and accounting principles.
- Proficiency in accounting software and financial systems.
- Excellent analytical, organizational, and communication skills.
- Ability to work independently and manage multiple tasks in a fast-paced environment.
