ESR is looking to fill a Manager, Transactions & Partnerships role within the Data Centre business (“the Business”). Reporting to the Senior Director Investments, Data Centres and working closely with other senior members of the Business, the successful candidate will work with internal and external stakeholders to ensure the successful close of new site acquisitions and master lease / joint venture transactions in accordance with business objectives.

KEY RESPONSIBILITIES:
Under the direction and guidance of the Senior Director Investments - Data Centres, take ownership and responsibility to:
· Execute transaction and partnership strategies for assigned regions and markets
· Project manage the transaction process, coordinating between stakeholders to meet transaction timelines
· Play a key role in site selection, partnering closely with development and acquisition teams for initial site assessment
· Coordinate the due diligence process, including technical, legal, tax and financial aspects, working with internal functional teams and external advisors as required
· Drive and provide comprehensive support for lease activities including data analysis, budget approval process, contract negotiation, and documentation from deal inception to deal closure
· Manage stakeholder communications and provide status updates on contract execution
· Represent team in contract negotiations, project meetings etc and work cross-functionally to address project issues
· Closely collaborate with senior management, acquisitions, portfolio, legal, finance, treasury, tax, design engineering, development, EHS, ESG and Group Risk to help close deals and deliver highly successful projects
· Lead technical business development efforts, including customer interaction and compilation of pipeline reports, RFP and RFI responses
· Contribute towards development of data centre investment strategies considering market trends, supply & demand dynamics, competitive landscape, technology developments, risk profile and profitability
· Develop and oversee the implementation of continual process improvement initiatives related to operational efficiency, team effectiveness and value-added activities
QUALIFICATIONS:
§ Bachelor’s Degree in civil engineering or land surveying
§ Minimum 6 years experience work experience, with minimum 3 years working for data centre developers / operators with a pan-Asia footprint
§ Experienced in the sourcing, diligence, negotiation and acquisition of large / complex sites, including data centres, industrial properties, and land opportunities (both brownfield and greenfield)
§ Experienced in the planning and approvals process, including authority applications and community consultation
§ Self-motivated and proactive; ability to work both independently and within a team environment.
§ Excellent interpersonal, negotiation and communication skills.
§ Able to work independently, resourceful, meticulous, and possess sound commercial sense with strong analytical aptitude.
§ Good working knowledge of Excel, Word, and PowerPoint.
§ Fluency in English. Working knowledge of other Asian languages an added advantage but not a prerequisite.
