Director, Capital Planning (APAC)

Four Seasons Hotels And Resorts Asia Pacific Pte Ltd

The Director, Capital Planning is responsible for providing dedicated asset planning support. They support a portfolio of assets to identify current and future capital needs to increase a Hotel’s performance and long-term value and to implement Four Seasons’ Global Programs to lead to the strategic improvement of the portfolio. Responsible for creating a consolidated view of Capital Projects for executive leadership approval and board visibility, the Director works closely with Design Services, Operations, Portfolio Management, Information Systems Technology, Residential, and Finance, to report the company’s Capital Plans and improve assets as necessary. They lead discussions with Owners and other key stakeholders as it relates to contractual capital commitments and maintenance of assets. The Director will leverage and engage the Portfolio Management team, in close collaboration with the Operating teams, to align overall planning efforts and Owner relations support.

Key Activities

1) Capital Planning for Hotel + Owner Groups

· Lead Capital Planning services to identify and capture capital needs in the company’s long-range capital budget to ensure alignment with strategic and financial goals.

· Support Owners, Residential properties, and Executive Leadership Team (ELT) and Board identified focus assets to recognize renovation opportunity areas to strengthen FS as market leaders.

· Assist in selecting Project Leads to oversee the execution of an Owner-approved renovation through inter-departmental collaboration with Owner groups, and third-party consultants.

· Collaborate with Portfolio Management to ensure Owners are delivering their capital commitments per signed-Hotel Management Agreements or as it relates to any changes in commercial, legal, or phasing issues.

· Travel to key capital projects to identify priorities and resources required to execute renovation scope of work.

2) Asset Management

· Review current and future capital needs within a regionalized portfolio to increase an asset’s performance, long-term values, and maintain FS brand standards.

· Assist in assessing property performance within portfolio and subsequently identifying focus assets.

· Monitor progress of renovations, ensuring critical milestones, schedules, and program requirements are implemented.

· Leverage operational framework, and focus asset data to inform and influence Hotels/Owners on their renovation priorities, ensuring each asset is addressing and fulfilling their contractual capital commitments and working towards the overall Company’s product quality improvement targets.

· Work closely with the other Capital Planning Director(s) on continuous improvement of processes.

3) Reporting

· Prepare and issue annual capital plans, monthly and quarterly capital status reports, and quarterly capital renovation newsletters to the field highlighting upcoming milestone dates, planned and completed renovations.

· Prepare post-renovation completion reports of large-scale renovations including metrics, as required for Executive Leadership and/or Board communications.

4) Renovation Projects

· Lead development and execution of scope, budget, schedule, ROI analysis, and other supporting documentation to initiate an identified renovation project.

· Understand, quantify, and advise probable budget costs and resources required for renovation projects.

· Serve as single point-of-contact for facilitation of renovation process requirements.

· Analyze budgets to identify cost savings opportunities.

· Monitor progress of renovation, ensuring critical milestones, schedules, and program requirements are being implemented accordingly.

5) Global Programs

· Work closely with internal stakeholders to identify Global Programs (issued by Corporate Finance) of relevance and integrate financial requirements in the region’s long-range Capital Plans.

· Identify and escalate competing Global Programs’ priorities (based on Hotel feedback) to Regional Vice Presidents and Area Presidents, ensuring all stakeholders agree on actual implementation dates, and any deviations/associated impacts to the property as a result.

· Lead General Managers/Planning Committee orientations to review and/or implement Four Seasons’ Global/Regional initiatives into a properties’ Capital Plan.

Education and Experience

· Post-secondary degree in Business, Engineering, or Hotel administration, with a focus on asset planning and project management.

· Licensed/Registered Professional status (i.e., Licensed Architect, P. Eng., etc) preferred.

· LEED accreditation beneficial.

· Min. 10 years of experience in Hotels or a related industry with project, construction and/or asset management.

· Hotel and / or quality surveying experience is an asset.

· Proven track record in process management, project delivery, and capital planning.

· Financial acumen with experience managing budgets.

· Experience working with multi-cultural Owner/management/project teams on multiple projects essential.

Travel:

Travel as required, expected 40% of time.

Technical Skills and Knowledge

· Highly skilled in project and/or construction management processes and tools, and asset management.

· Advanced skill level with Microsoft Office (Excel, PowerPoint, Word, etc), Acrobat, and Bluebeam.

· Solid understanding of financial and economic modelling and analysis.

· Solid understanding of key commercial and legal terms of a typical Hotel Management Agreement.

· Expert knowledge on development lifecycle of a luxury Hotel/Residential project.

· Ability to understand and cross-reference drawings, specifications and other design and construction related documents.

Key Behavioural Competencies

· High degree of interpersonal skills to deal effectively with all business contacts with ability to adapt to different types of personalities and diffuse conflicts to work with Owners, colleagues, consultants, and other stakeholders independently.

· Commendable organizational and planning skills with ability to work effectively under pressure, and manage dynamically changing, competing priorities and deadlines with consistent performance on deliverables.

· Culturally sensitive and adaptable to other country’s customs.

· Strong team player, but able to work independently with some degree of ambiguity. Exceptional work ethic.

· Possess problem-solving and technical skills with a high-level attention to detail.

· Ability to effectively communicate in English, (in both oral and written forms) (with Mandarin / Cantonese as an asset) so as to convey concepts in a clear and understandable fashion.
